Watsons Bay is narrow enough to walk across in a few minutes, and in that distance the exposure changes completely. The harbour side is sheltered, calm and comparatively gentle. The ocean side above The Gap takes the full southerly and a constant load of salt aerosol driven up the cliff face.
Two houses on the same street can therefore need different treatment intervals and different methods. The background on that split is in our piece on Vaucluse and Watsons Bay.
The ocean side
Above the cliffs, salt does not arrive gently. It is driven, it reaches surfaces that never see rain, and it accumulates in the sheltered spots owners rarely look at: under eaves, behind downpipes, in window reveals and on the underside of balconies.
Because salt holds moisture, these walls grow algae despite good sun. House washing and soft washing address both at once, and the rinse stage is what determines how long the result lasts. Render cleaning and mould removal are part of the same visit.
The harbour side
Around the village and the beach, the problem shifts toward shade, tree litter and moisture retention on the older cottages. Growth on south elevations, moss on paths and staining on paving are the recurring items rather than corrosion.
Original brickwork and sandstone on these cottages is old, often laid in lime mortar, and does not tolerate the methods that modern brick does.
Glass, which is the loudest complaint
Ocean-facing glass here hazes within weeks. The distinction that matters is between deposit sitting on the surface, which comes off, and etching into the glass itself, which does not. Once a pane is etched, no amount of window cleaning restores clarity, so the interval is the whole game.
Roofs, gutters and fixings
Corrosion is accelerated here, so gutter cleaning doubles as an inspection of brackets, laps and downpipes. Roof cleaning and roof moss treatment are treatment-based rather than pressure-based, particularly on the older terracotta and slate around the village.
Solar panel cleaning is worth doing more often than the manufacturer default here, and roof painting applies where the coating rather than the dirt is the problem.
Stone, paving and salt
Salt crystallising inside porous stone is the destructive mechanism on this headland. Limestone and travertine are the most vulnerable, and sealing them while salt is still in the stone makes matters worse rather than better.
Hard surfaces run through driveway cleaning, paver cleaning, concrete cleaning, patio cleaning and tile and grout cleaning, with sandstone sealing, paver sealing, concrete sealing and driveway sealing where appropriate. Efflorescence removal handles the white bloom on newer work.
Access and timing
Streets here are narrow, parking is contested, and the village end fills with visitors on weekends and through summer. Scheduling midweek and early is not a preference, it is what makes the job possible without blocking a street.
The rest of the list
Deck cleaning, fence cleaning, graffiti removal, strata pressure cleaning for the blocks, commercial pressure cleaning for the village businesses, and whole-property exterior cleaning.
