Colorbond is Australia’s toughest roofing — but its colour is a bonded paint finish, and in coastal Sydney that finish spends every day under salt film, traffic fallout and the organic drop from overhanging trees. What owners read as “my Colorbond has faded” is very often a grime and salt layer sitting on paint that’s still sound underneath. The right clean brings the original colour back; the wrong one takes the finish off.
Why Colorbond must be washed, not blasted
High pressure up close is the classic Colorbond mistake: it can cut through the paint system, drive water under laps and flashings, and leave permanent wand marks across the sheeting. Harsh chlorine mixes are the other one — strong bleach solutions attack the finish and corrode fasteners. Our approach follows the manufacturer’s own guidance: a gentle detergent wash, biocide treatment where moss or lichen has taken hold (so it dies at the root instead of regrowing), and a controlled low-pressure rinse working with the fall of the roof so water never gets pushed back up under the sheets.
The coastal Colorbond problem: cut edges and fasteners
Colorbond’s steel is protected by its coating — which means corrosion starts where the coating isn’t: cut sheet edges, drill points, screws and fixings, and anywhere an accessory was fitted after installation. Salt-laden air accelerates all of it, which is why beachside roofs in Manly, Curl Curl, Bondi and Maroubra show rust freckling at screw lines years before the same roof would inland. Regular washing removes the salt load, and while we’re up there we inspect the fastener lines, flashings and cut edges and photograph anything that needs attention — catching a $5 screw swap before it becomes a rusted-through sheet.
What’s included
Full roof wash including ridge capping and flashings, biocide treatment of any moss, lichen or algae, valleys cleared, gutters and downpipes cleared of everything the wash brings down, and a photo report of the roof’s condition. Solar panels on the roof can be cleaned in the same visit with their own deionised-water method.
When washing isn’t enough
If the finish itself has genuinely chalked or faded — common on 20-plus-year-old roofs — washing restores cleanliness but not colour. That’s when roof painting takes over: wash, rust treatment, spot priming and a roofing-grade topcoat in a current Colorbond colour. We’ll tell you honestly which side of that line your roof is on; most are just dirty.
How often? Coastal Colorbond does best washed every 12 months — it’s also a condition of keeping some warranties valid in marine environments.
