What Roof Cleaning Costs in Sydney, and What Actually Changes the Price

Why two quotes for the same roof can differ by hundreds, and the seven things that move the number more than the size of the house.

Almost nobody publishes roof cleaning prices, which is why the question gets asked so often. The honest answer is that roof size is one of the smaller factors. Access, pitch, material and condition move the number far more.

Here is what actually drives a Sydney roof cleaning price, so you can read a quote properly rather than just comparing the total at the bottom.

Access is usually the biggest single factor

A single-storey house on a flat block with a driveway beside it is straightforward. The same roof on a steep Vaucluse or Seaforth block, where the rear falls away two storeys and there is nowhere to stand, is a different job entirely.

Once a job needs an elevated work platform, scaffold or rope access, the cost of getting to the roof can exceed the cost of cleaning it. That equipment has hire rates, lead times and often a permit.

This is the single most common reason two quotes for the same house differ by hundreds. One contractor has priced a safe access method and the other has priced walking it.

Pitch and material

A low-pitch roof can be walked. A steep pitch needs harness and anchor points, which means more setup time and more people.

Material matters just as much. Old terracotta becomes brittle and needs weight distributed rather than walked on. Slate is walkable only where properly supported. Metal is generally quicker but scratches and needs care around fixings and flashings.

Condition, not just size

A roof with light surface algae and one with twenty years of established lichen are not the same job even at identical square metreage.

Heavy lichen has a root structure into the porous surface of the tile. Removing the visible layer takes one pass. Treating it so it does not return within a season takes chemistry, dwell time, and often a second visit. If a quote seems low for a badly affected roof, check whether it includes treatment or only a wash.

Method changes the price and the outcome

High-pressure blasting is faster and cheaper. On tile it also strips the glaze, opens the surface, and guarantees the growth returns faster than before. On old terracotta it breaks tiles.

Soft washing takes longer and costs more per visit, and it is the correct method on almost every tiled roof in Sydney. You are paying for time and product rather than force.

What is included

Quotes vary wildly in scope. Worth checking whether the number covers gutter clearing, downpipe checking, treatment of surrounding paths for overspray, moss removal from valleys, and a photo report at the end.

A cheaper quote that excludes gutters usually is not cheaper once you add the gutter job separately.

Site conditions and runoff

Where the dirty water goes is a real cost. On a property draining straight to a stormwater pit, a beach, or a bushland reserve, runoff has to be controlled rather than hosed away. That takes time and equipment.

Pools, planting and neighbouring properties all add protection work before anything starts.

Insurance and compliance

Working at height on a residential roof carries genuine risk. A contractor carrying public liability cover and using proper fall protection has costs that an uninsured operator does not.

If a price looks well below everything else, that gap is usually insurance, safety equipment, or method.

How to compare two quotes properly

  • Ask what access method is priced, and what happens if it changes on the day
  • Ask whether the price is soft wash or high pressure, and get the answer in writing
  • Check whether gutters, downpipes and valleys are included or extra
  • Ask whether treatment is included or only a surface clean
  • Ask how runoff is controlled
  • Ask for the public liability figure and the certificate
  • Ask whether you get before and after photos

A fixed written quote that specifies method and scope is worth more than a lower number with none of that detail. The variable quotes are the ones that grow on the day.
