Gutter Cleaning Wahroonga Exterior Cleaning

Wahroonga has a housing stock that makes gutter work more delicate than the job usually is: substantial Federation and interwar houses, a heritage conservation area, mature gardens, and roofs that are frequently original.

Most of what goes wrong here is a contractor treating an 1910 roof like a 2010 one.

Slate and terracotta will not take foot traffic

Plenty of Wahroonga homes still have their original slate or unglazed terracotta tiles.

Slate is brittle and fixed with nails that corrode over a century. Walking a slate roof cracks tiles underfoot and disturbs neighbouring ones, and replacement slate that matches an existing weathered roof is neither cheap nor quick to source.

Early terracotta is similarly unforgiving. It is more porous than modern tile, and it has usually spent decades weathering.

This means gutter access has to be from ladders and platforms rather than from the roof surface, which takes longer. A quote that assumes walking the roof will be cheaper, and the saving is not worth a cracked slate roof.

Original gutters and fascia

Many of these homes retain ogee-profile gutters, sometimes in the original material. They are shallower than modern quad gutter, they block sooner, and their joints are soldered rather than sealed.

Aggressive scraping or high-pressure flushing opens those joints. Once an old soldered joint leaks, it is a plumber’s repair, not something that reseals itself.

Timber fascia behind them is often original too, and it is the thing that quietly rots when a gutter has been overflowing at one point for a couple of years.

Where a property is in the heritage conservation area, replacing visible gutter and fascia elements can attract council requirements. Worth knowing before someone recommends replacement.

The debris load

Wahroonga gardens are established, and many blocks carry large trees close to the house — a mix of eucalypt, camphor laurel, jacaranda and mature exotics.

That produces a year-round load with heavy peaks. Camphor laurel in particular drops small leaves and berries that pack tightly and stain paving below when they wash out of a downpipe.

Parts of Wahroonga also sit within or adjacent to bush fire prone land, so the seasonal clearing argument applies here as it does further up the line.

Where water actually gets in

On these houses the failure points are predictable:

Valley gutters. Complex Federation rooflines have many valleys, and they collect debris continuously. A blocked valley overflows directly into the roof cavity.

Box gutters behind parapets and between roof sections, which discharge internally.

Downpipes into old stormwater. Original earthenware stormwater lines are frequently cracked or root-invaded. Water leaves the gutter correctly and then surfaces beside the house, which is a common cause of the rising damp and brick fretting seen in this housing stock.

If your downpipes are clear and you still have damp at the base of a wall, the stormwater line below ground is the usual explanation.

How we work on older homes

  • Access from ladders and platforms rather than walking slate or early terracotta
  • Hand clearing rather than aggressive tools around soldered joints
  • Valleys and box gutters cleared as standard, not as an extra
  • Downpipes flushed and flow confirmed at ground level
  • Condition photographs, including fascia and joints you cannot see
  • Honest reporting on gutters that are past cleaning and need a plumber

We will tell you when a gutter run has rusted through rather than cleaning it and leaving you to find out in the next storm.

Timing

Twice a year suits most Wahroonga properties given the canopy — before the bushfire season and again before summer storms. Homes with heavy overhang or complex rooflines with multiple valleys often warrant more frequent valley checks even if the eaves gutters look fine.
