Will pressure washing damage my sandstone or render?

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

What happens on the day of the clean?

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

How do I know the job has been done properly?

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.

Tiled outdoor areas have a weak point, and it isn’t the tile. Glazed porcelain and ceramic barely stain — but the grout between them is porous, absorbent and permanently damp in shade, which makes it perfect habitat for the black algae and mould that turn a smart tiled area grimy and slippery.

Why tiled areas go black — and slippery

The organism establishes in the grout joints first, then spreads a biofilm across the tile surface. That film is what makes tiles treacherous when wet. On a pool surround, a balcony or an entry stair, that’s not a cosmetic problem; it’s the most common slip hazard on an Eastern Suburbs property.

Pressure alone strips the visible film but leaves the organism rooted in the grout — which is why cheaply cleaned tiles look good for a season and are black again by winter. We treat the grout with a biocide, let it work, then clean at a pressure the tile finish can carry.

What we clean

Tiled patios and entertaining areas, pool surrounds and wet edges, balconies and terraces, entry paths and stairs, verandah tiles (including original tessellated tiles on period homes, which are cleaned with particular care — they’re irreplaceable), and commercial tiled forecourts.

Tile types and how they’re handled

Porcelain and glazed ceramic take moderate pressure comfortably. Terracotta is soft and porous — low pressure and the right chemistry, or the surface furs. Natural stone tiles (travertine, limestone, sandstone, slate) are treated as stone, not tile: chemistry first, gentle rinse, never blasted. Tessellated and encaustic tiles on Victorian and Federation verandahs are hand-and-low-pressure work only.

Sealing the grout

Once clean, grout can be sealed. Sealed grout stops drinking the moisture and organic matter that feed regrowth, resists staining, and keeps the whole area looking finished dramatically longer. On pool surrounds and shaded courtyards — the two areas that go black fastest — it’s the difference between an annual job and a once-in-several-years one.
