The Eastern Suburbs has two quite different window-cleaning problems, and which one you have depends on which way your house faces. Ocean-facing homes through Bondi, Tamarama, Bronte, Clovelly, Coogee, Dover Heights and Vaucluse take direct salt. Harbour-side and sheltered properties through Double Bay, Woollahra, Paddington and Bellevue Hill take less salt but far more shade, which brings mould into frames and tracks instead.
Salt film on the coastal side
Salt spray settles on ocean-facing glass as a fine hygroscopic film that pulls moisture from the air and holds it against the pane. Left long enough, combined with UV and airborne grit, it permanently etches the glass — at which point cleaning does nothing and reglazing is the only remedy. On a Bondi or Dover Heights home with a full wall of ocean-facing glazing, that’s a very expensive consequence of a cheap maintenance decision.
The same salt corrodes aluminium frames and degrades rubber gaskets, which is why coastal sliding doors start binding years before their inland equivalents.
Mould and grime on the sheltered side
Double Bay, the lower Woollahra streets and Paddington’s terrace rows sit in shade with little drying wind. Glass here doesn’t haze so much as accumulate — mould in the rubber seals, black growth in the sliding tracks, and grime on frames that no one has touched in years. Cleaning the pane alone on these properties misses the actual problem.
Purified water, and why it matters
Detergent leaves a residue on glass, and that residue is what the next round of salt or grime bonds to. Our window cleaning uses purified water with the minerals stripped out, so glass dries spot-free with nothing left behind. Water-fed poles reach upper-storey glass from the ground — which matters on the steep, narrow blocks running down toward the water in Vaucluse, Rose Bay and Bronte, where there’s often nowhere safe to stand a ladder.
Terraces, apartments and heritage frames
Paddington and Woollahra terraces bring original timber sashes, leadlight and heritage frames — all of which need care rather than volume. We clean these by hand at appropriate pressure. Apartment and strata buildings through Double Bay, Edgecliff, Potts Point and Elizabeth Bay are handled with scheduling that keeps disruption to residents minimal.
