Eastern Suburbs gutters carry a lighter debris load than the North Shore but fail more expensively, because of what they’re attached to. Victorian terraces in Paddington and Woollahra, Art Deco blocks in Bondi and Randwick, and modern harbourfront homes in Vaucluse and Rose Bay all use gutter configurations where a blockage puts water straight into the building rather than over the front edge.

Box gutters are the risk here

Terraces and Deco apartment buildings across Paddington, Woollahra, Bondi Junction, Randwick and Coogee are full of internal box gutters — gutters that sit inside the roof structure, behind a parapet, with nowhere for overflow to go except into the building. There is no visible warning. A box gutter blocks, fills, and the first sign is water coming through an upstairs ceiling.

These need clearing and, just as importantly, the overflow provisions and rainheads need checking. We do both.

Salt corrodes the gutter itself

On the ocean-facing side — Bondi, Tamarama, Bronte, Clovelly, Coogee, Dover Heights — salt is the second problem. Damp debris sitting in a gutter holds salt against the metal permanently, and coastal guttering rusts through years earlier than it should. Clearing the debris removes the reservoir that’s driving the corrosion. When we find sections already gone, we photograph them so you can plan replacement before it becomes a leak.

A clear gutter can still overflow

The most common blockage isn’t in the gutter run — it’s a compacted plug in the bend at the top of the downpipe, invisible from the ground. Every downpipe on our gutter cleaning jobs is flushed and flow-tested, not just glanced at. Valleys are cleared too, since a blocked valley on a tiled roof sends water sideways under the tiles into the ceiling cavity.

Access is the Eastern Suburbs’ particular challenge

Narrow one-way streets, no off-street parking, shared party walls, rear-lane-only access and terraces where the only way to the back roof is through the house. We work from compact setups, protect internal floors when we have to pass through, and coordinate with neighbours on shared gutter runs — which on a terrace row is often necessary, because a blockage two doors down becomes your problem.
