Every spring the same thing happens across the Northern Beaches: the first warm weekend arrives, everyone looks at their outdoor areas properly for the first time since April, and the phone runs hot for six weeks straight. If you’d rather have your place ready before the rush, here’s the sequence we recommend — and the order matters.
1. Roof and gutters first
Winter fills gutters with leaf litter, especially in the treed pockets of Balgowlah, Seaforth and Frenchs Forest. Clear gutters before anything else, because gutter cleaning drops debris onto everything below it. While you’re up there is also the time to check for lichen and moss on the roof — both hold moisture against tiles and shorten their life.
2. House wash second
A soft wash of the walls, eaves and soffits removes the winter’s mould bloom — the south side of most Beaches homes goes visibly green by August. Doing walls after the roof means any run-off gets cleaned up in the same visit.
3. Hard surfaces third
Driveways, paths, pool surrounds and decks. Winter algae on shaded paving is genuinely slippery, and pool surrounds from Collaroy to Newport cop a season of leaf tannin stains. Pressure cleaning lifts both. Timber decks are a different animal — they need lower pressure and often a dedicated clean-and-oil, which is worth booking before the December oil-supply rush.
4. Glass last
Windows always go last, after everything above them has been washed and rinsed. On the beachfront strips — Manly, Freshwater, Curl Curl, Narrabeen — salt-hazed glass makes an astonishing difference once it’s properly cleaned rather than smeared.

Each of these done separately means four contractors, four call-out costs, and the later ones undoing the earlier ones’ work.
