Roof Cleaning Sydney | Moss and Lichen Removal, No Tile Damage
A roof covered in moss and lichen is not just a cosmetic problem. Growth holds moisture against the tile, works into the laps, and lifts and displaces tiles as it spreads. On a terracotta roof it also breaks down the glaze, and once that is gone the tile absorbs water and the problem accelerates.
Why we do not pressure wash roof tiles
High pressure will strip the growth off and it will look excellent for about a day. It also strips the surface glaze, drives water under the laps into the roof cavity, and can crack or dislodge tiles that were sound before. Worse, blasting removes only what is visible and leaves the root structure in the pores, so regrowth is faster than before. We soft wash instead — low pressure, with a treatment that kills the growth through to the root so it dies back and washes off over the following weeks.
What is included
Full roof treatment, valleys and gutters cleared of the debris that comes down with it, and a check for cracked or slipped tiles while we are up there. On terracotta and older concrete tile we take particular care around ridge capping, which is usually the first thing to fail on a Sydney roof.
Colorbond, terracotta and concrete tile
Each takes a different approach. Colorbond is generally a wash rather than a treatment. Concrete tile holds growth deep in the pores and needs the treatment to do the work. Terracotta is the most easily damaged and the least forgiving of anyone in a hurry.
