Brookvale: Warehouses, Workshops and Surfaces That Earn Their Keep

  1. 2 min read

Brookvale is the Northern Beaches' industrial heart. Commercial exterior cleaning here is about safety, compliance and trade waste, not appearance.

Brookvale is where the Northern Beaches does its industrial and commercial work: warehouses, workshops, car dealerships, light manufacturing, the brewery, and the retail centre around Warringah Mall. There is residential here too, but the suburb’s distinguishing feature is its working buildings.

Commercial exterior cleaning follows different rules to residential, and most of them are about what goes down the drain.

Trade waste is the main constraint

On a house, wash water carrying dirt and mould goes to stormwater and that is generally acceptable. On a commercial site, what comes off the surface may include oil, grease, heavy metals, degreasers, food waste or chemical residue.

That is trade waste, and it cannot lawfully go into the stormwater system. Stormwater on the Northern Beaches discharges to creeks, the lagoon systems and ultimately the ocean, with no treatment in between.

Properly done, commercial washing in Brookvale means containing the water, capturing it, and disposing of it through an appropriate trade waste path. That costs more than hosing it into the gutter, which is why some quotes are much cheaper than others.

If a contractor cannot explain where your wash water is going, that is the question to press.

Hardstand and loading docks

The characteristic Brookvale surface is a concrete hardstand or loading dock carrying forklift traffic, delivery vehicles, oil drips and rubber.

Two things matter. Slip resistance, because a contaminated concrete surface in the wet is a workplace injury waiting to happen, and that is a work health and safety obligation rather than a housekeeping preference.

And line marking, because aggressive cleaning strips painted bay markings, walkways and hazard lines. Worth planning for rather than discovering.

Oil staining

Oil in concrete is absorbed, not sitting on the surface. Pressure alone moves the surface layer and leaves the rest, which is why an oil stain reappears as a shadow a week later.

Removing it properly means drawing it out with an appropriate degreaser and dwell time, then capturing what comes off. More: driveway and concrete cleaning.

Working around operations

Brookvale businesses run during business hours, so exterior work happens early, late or on weekends. Access to a loading dock cannot be blocked during a delivery window, and wet surfaces in a trafficked area need managing with signage and staging.

Noise restrictions apply where industrial sites back onto residential streets, which in Brookvale is common. More: noise, hours and neighbours.

Insurance and documentation

Commercial clients should expect to see a certificate of currency for public liability, a safe work method statement for the task, and evidence of appropriate waste handling. A business engaging a contractor who cannot produce these is taking on risk it has not priced. More: what public liability actually covers.

Awnings, signage and facades

Retail and showroom frontages in Brookvale carry road grime from Pittwater Road and Condamine Street. Awning tops are reliably the dirtiest element because nobody sees them from the footpath, and illuminated signage looks dull long before anyone diagnoses why.

The residential pocket

Brookvale’s housing is mostly post-war brick and tile with the usual profile: aged concrete tile roofs, face brick that should be soft washed rather than blasted, and gutters that need clearing twice a year.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
