Eaves are above eye level and out of sight, so they get skipped. They are also the first place a roof or gutter problem shows itself, which makes cleaning them a useful inspection as well as a cosmetic job.
What accumulates up there
Cobwebs and dust, continuously, because eaves are sheltered from rain and wind.
Mud nests from mud daubers and swallows, tucked into the corners where the soffit meets the fascia.
Black and green staining on the soffit lining, worst on the southern side.
Insect activity — wasp nests in particular, which are worth identifying before you put a brush up there.
Dark streaking down the fascia, which usually means water is getting over the back of the gutter.
Why it matters beyond appearance
The eaves are where you see problems early.
Staining or sagging on the soffit lining means water is getting in — almost always a blocked gutter overflowing backwards, or a downpipe not taking water away. See why gutters overflow and blocked downpipes.
That same water path is the most common cause of interior ceiling mould — mould on a bathroom ceiling.
Eave vents are the intake side of your roof ventilation. Painted over, blocked by insulation or clogged with cobwebs, and the roof space stops breathing — which matters more than people think, and is covered in whirlybirds and roof vents.
Gaps at the eave line are a standard entry point for possums and birds — here.
And in a bushfire-prone area, enclosed eaves with screened vents are a specific ember-attack control. Debris in them is the opposite of helpful.
How to clean them
Low pressure, and never spraying upward into a vent or a gap.
This is the critical point. Water directed up into an eave vent or into the gap between soffit and fascia goes straight into the roof cavity, onto the insulation and the ceiling. The damage appears days later as a ceiling stain and nobody connects it to the wash.
The method: soft brush on an extension pole to knock down cobwebs and nests dry, then a soft wash mix applied gently to the lining, dwell, then a low-pressure rinse angled downward and outward.
Eave linings are usually fibre cement sheet, sometimes timber, occasionally vinyl. On older houses, pre-late-1980s sheeting may contain asbestos, which rules out pressure entirely — here.
Lead paint
On a pre-1970 house, eaves are one of the places original paint survives, because they are protected from weather. Washing lead paint is a controlled job with containment requirements — here.
When to do it
With the house wash, since the gear is already set up and the eaves are part of the standard scope — see what exterior house cleaning includes.
And ideally at the same time as the gutters, because the two problems are connected and whoever is up there can see both — gutter cleaning.
The ladder question
Eaves are at gutter height, which means working at height on a ladder with a pole, usually leaning over.
On a single storey it is manageable. On a two-storey house it is the same risk calculation as any other roofline work, and the saving does not justify it — here.
