A North Shore facade doesn’t fight salt — it fights shade. The tree canopy that defines these streets from Mosman, Cremorne and Northbridge up through Roseville, Killara, Pymble, Turramurra and Wahroonga keeps walls damp, cuts drying wind, and drops a steady load of tannin-staining leaf litter, sap and pollen onto every elevation. Southern and canopy-shaded walls green over here as reliably as ocean-facing render does in Bondi — it just happens more quietly.
Federation brick is not a pressure-washing surface
The Federation and Californian bungalow streets that make the Upper North Shore what it is are built from face brick with lime-rich mortar, tuckpointing on the better examples, and rough-cast or painted render in the gables. High pressure cuts mortar out of the joints, destroys tuckpointing that costs a small fortune to reinstate, and drives water into solid-masonry walls with no cavity to drain it. The whole frontage — brick, render, timber fretwork, pressed-metal detail — gets soft washed, and the delicate work is done by hand.
Tannin, sap and canopy grime
Wet leaf litter sitting on sills, ledges and porch roofs bleeds brown tannin stains down the wall below. Eucalypt sap bonds and hardens. Both respond to the right chemistry and dwell time rather than force — scrubbing or blasting at a tannin run just spreads it. Spring pollen is the seasonal layer on top, and it’s worth timing a wash for after the worst of the drop.
Timber and weatherboard
The weatherboard and timber-detail homes through Lane Cove, Willoughby and the older pockets of Gordon and Wahroonga need the gentlest treatment on the property: pressure lifts and splinters boards, forces water behind laps, and strips paint that then has to be redone. Low pressure, correct chemistry, gentle rinse — and the paintwork lasts longer for it.
The parts people forget
Soffits and eave linings under the deep Federation eaves, where shade mould establishes first. Porch ceilings and verandah posts. Fascia and barge boards. The southern wall behind the camellias that nobody has looked at in years. All part of the wash, not extras.
Established gardens are the site constraint
North Shore gardens are often decades old and genuinely irreplaceable. Beds are pre-wet and rinsed down after, runoff is controlled on the steep split-level blocks common from Northbridge to Castlecrag, and lighting and irrigation are covered before anything starts.
How often
