North Shore glass doesn’t have a salt problem — it has a canopy problem. From Mosman, Cremorne and Neutral Bay up through Chatswood, Roseville, Lindfield, Killara, Pymble, Turramurra and Wahroonga, the mature gums, liquidambars and jacarandas that make these streets what they are drop sap, pollen, tannin-stained leaf debris and gum-nut grit onto every window on the property.

Sap and tannin aren’t ordinary grime

Eucalypt sap bonds to glass and hardens. Squeegee-and-detergent doesn’t shift it, and scraping at it is how glass gets scratched. Tannin from wet leaf litter sitting on a sill leaves a brown stain that runs down the pane and settles into the frame. Both need the right solution and dwell time rather than force — the same principle we apply to every other surface.

Pollen is the seasonal one. Spring on the Upper North Shore coats north-facing glass in a matter of days, and it’s worth timing a clean for after the worst of the drop rather than during it.

Shade means mould in the frames

Deep canopy shade and poor drying conditions mean North Shore windows grow mould in the rubber seals and black growth in the sliding tracks, particularly on south-facing elevations. This is invisible from a distance and obvious from a metre away, and it’s the part most window cleaners leave alone. Frames, sills and tracks are part of our job, not an add-on.

Federation homes and heritage glazing

The Federation and Californian bungalow streets through Roseville, Gordon, Killara and Wahroonga bring original timber double-hung sashes, leadlight panels and pressed-metal detail around the openings. These get cleaned by hand at appropriate pressure — leadlight in particular is easy to damage and expensive to repair. We identify what we’re working with before we start.

Reaching the glass safely

North Shore blocks are frequently steep, split-level and heavily planted, and stable ladder footing is often simply not available. Our window cleaning uses water-fed poles to reach upper-storey glass from the ground with purified water, so panes dry spot-free with no detergent residue for the next round of pollen and sap to bond to. Established garden beds beneath the windows stay intact.

How often

Twice a year suits most canopy-covered North Shore homes — once after the spring pollen drop, once in autumn. Homes directly under large liquidambars or gums often justify three. It’s efficient to book alongside gutter cleaning, since the same canopy is the reason both jobs exist.
