Ask any Eastern Suburbs agent what sells a prestige home and they’ll tell you the campaign starts winning or losing at the hero photo. Buyers scrolling listings for Double Bay or Bellevue Hill make their shortlist from photographs — and a facade with grey render streaks, a stained driveway or hazy glass reads as “needs work” before anyone reads a word of copy.
Why exterior cleaning outperforms almost everything else pre-sale
Most pre-sale spending is interior: styling, painting, minor works. All worthwhile — but the exterior is the first photo, the drive-past, and the first thirty seconds of every inspection, and cleaning it costs a fraction of painting it. A full exterior clean on a substantial home is typically hundreds to a few thousand dollars. Set against Eastern Suburbs price points, it’s a rounding error that changes how every image in the campaign reads.
Agents know this, which is why so many of our pre-sale bookings come through them.
The pre-photography sequence
Timing matters more than people expect. The clean needs to finish before the photographer and stylist arrive, and the order within the clean matters too:
- Roof and gutters — drone shots are standard in prestige campaigns now, and a lichen-patched roof looks terrible from the air.
- Facade soft wash — render, brick, stone, eaves. This is the hero-shot surface.
- Driveway, paths and pool surround — oil spots and organic staining lift with proper pressure cleaning; twilight shots make wet-look clean paving glow.
- Glass, frames and balustrades last — sparkling glass is what makes twilight photography work.
Allow a buffer day between the clean and the shoot in case of weather.
One honest caveat
Cleaning reveals as well as improves. If render is cracked or paint is failing underneath the grime, a clean will show it — we’ll flag anything like that when we quote so there are no surprises mid-campaign.
