Vaucluse to Watsons Bay Sandstone: Why It Fails

The harbour-front sandstone walls, steps and facades of Vaucluse are some of Sydney's finest — and its most at-risk. Salt attack is the enemy, and pressure washing makes it worse.

Between Vaucluse, Watsons Bay and Rose Bay sits the densest concentration of original Sydney sandstone on the harbour — retaining walls, gate posts, grand steps, whole facades cut from Hawkesbury stone in the 1800s. It’s beautiful, it’s valuable, and on the coast it’s under constant attack.

Salt attack: how sandstone actually decays

Sandstone is porous. Near the water, salt-laden moisture soaks into the stone; when the sun dries it, salt crystallises just beneath the surface, and the growing crystals physically push the stone apart, grain by grain. This is called salt attack or fretting, and you can see it all over the eastern harbour — stone that looks sandblasted, powdery surfaces, honeycomb pitting on wall caps.

Here’s the part most owners don’t know: pressure washing accelerates it. High pressure strips the weathered crust, opens the pores wider, and drives salty water deeper into the stone. The wall looks brighter for a month and then decays faster than before.

What proper sandstone care looks like

The correct process is gentle: a low-pressure clean with chemistry that kills biological growth without harming the stone, thorough rinsing to draw salts out rather than push them in, and — where the stone warrants it — a breathable sealer that slows moisture uptake without trapping salt inside. Non-breathable sealers are a common and expensive mistake; they seal the salt in and the stone spalls behind the coating.

Badly fretted stone can also be mechanically dressed back and re-protected, which is restoration territory rather than cleaning — we do both, and we’ll tell you honestly which your stone needs.

When to act

If your sandstone is green, black or lichen-spotted, that growth is holding moisture against the stone year-round — cleaning it properly is genuine preservation, not cosmetics. If it’s already powdering to the touch, act sooner rather than later; fretting compounds.
