Nowhere in the Eastern Suburbs takes a harder beating from the elements than Bondi. Homes here sit in a constant wash of salt-laden air, and it settles on everything — render, glass, balustrades, window frames and paving. Salt holds moisture against the surface, which is exactly what mould needs, and it’s why a Bondi facade can look tired two years after a repaint.

What we’re usually called for

Soft washing of rendered and painted exteriors, balcony and balustrade cleaning, salt film removal from glass and aluminium, tiled courtyard and terrace cleaning, and driveway washing on the steeper streets running down toward Campbell Parade.

A large share of Bondi is apartments and semis, so we do a lot of strata and shared-area work — common driveways, entry paths, bin areas, lobbies and building facades — scheduled around residents and access constraints.

Salt is the deciding factor

Inland suburbs can stretch a house wash to two years comfortably. Bondi generally can’t. Properties within a few streets of the beach do best on an annual cycle, and the sooner salt comes off aluminium window frames, stainless fittings and glass, the longer those components last. Left alone, salt pits stainless and etches glass permanently.

We also seal a lot of paving here. Sealed surfaces stop drawing salt into their pores, which slows the deterioration considerably and makes each subsequent clean far easier.

Parking and access

We know Bondi’s access is tight. We carry our own water where required, work from compact setups on narrow streets, and can schedule outside peak beach hours where parking makes it necessary.

Bondi questions

How close to the beach do you have to be for salt to matter?

Closer than most people assume, and it is about wind exposure rather than distance alone. Properties on the streets running back from Campbell Parade — Hall, Curlewis, Roscoe — are squarely in the salt zone. So is anything on the elevated ground toward Ben Buckler and North Bondi that catches the north-easterly off the water. Streets tucked in behind the ridge toward Bondi Road get noticeably less. The reliable test is your own window frames and any stainless fittings: if aluminium is showing a white powdery bloom or stainless is developing brown speckling, salt is depositing faster than rain is clearing it.

Will pressure washing damage rendered or painted walls?

High pressure on render will, which is why we don’t use it. Rendered and painted exteriors get soft washed — low pressure with a cleaning solution that does the work chemically, so the coating stays intact. This matters more in Bondi than inland, because salt-driven mould gets into the render surface itself, and blasting it off takes the top layer of the finish with it. That is how a facade ends up needing a repaint three years early.

Can you work on an apartment block without disrupting residents?

Yes, and most of our Bondi work is exactly that. Common driveways, entry paths, lobbies, bin rooms and facades get scheduled around resident movement — typically mid-morning on weekdays once the commuter exit has cleared. We give building managers a written scope and photo documentation suitable for committee records, and where a driveway has to be taken offline we stage it in halves so residents keep access throughout.

Is parking a problem for booking?

It is a real constraint on the streets near Campbell Parade, particularly through summer weekends, but it is our problem to solve rather than yours. We run compact setups that don’t need a driveway to work from, carry our own water where a tap isn’t accessible, and will book early mornings or off-peak weekdays where a street genuinely can’t take a vehicle at midday. It doesn’t change what you’re quoted.

How often does a Bondi house actually need washing?

Annually for anything within a few streets of the water. That is roughly double the inland Eastern Suburbs interval, and it isn’t upselling — salt is a continuous deposit rather than a seasonal one, so the film rebuilds regardless of weather. Sheltered properties further back toward Bondi Junction often do fine at eighteen months to two years. If you’ve just had a facade repainted, the first wash at twelve months is the one that determines how the coating ages.

Does sealing paving in Bondi make a real difference?

More here than almost anywhere else we work. Unsealed sandstone, travertine and concrete draw salt-laden moisture into the pores, where it crystallises and pushes the surface apart from the inside — the fretting and spalling you see on older Bondi courtyards. A quality seal keeps the salt on the surface where the next wash removes it. It also cuts the effort of each subsequent clean substantially, because nothing has bonded into the stone.
