Window Cleaning Bondi Exterior Cleaning

Bondi glass deals with two things at once: salt aerosol off the surf, and fine sand carried on the same wind. The combination is harder on windows than salt alone, because sand is abrasive and salt holds moisture.

Sand plus salt is a worse mix

Salt spray dries on glass and leaves mineral deposits. On a beachfront property those deposits accumulate faster than most owners expect, and in full afternoon sun they bake on and begin bonding to the glass surface.

Windborne sand adds a second problem. Wiping a sandy pane with a dry cloth drags grit across the surface and produces fine scratching, which then holds dirt and scatters light. A hazy Bondi window is often partly scratched rather than only dirty, and no amount of cleaning fixes that.

The rule is straightforward: rinse before you wipe. Never dry-wipe glass near the beach.

Is it dirty or is it etched

Worth establishing before anyone quotes to clean it. Wipe a hazy pane with a little white vinegar on a cloth and rinse. Improvement means the deposit is still on the surface and normal cleaning will handle it. No change means it has bonded to the silica, and it needs a cerium oxide polish — or replacement where etching is deep.

West and south-east facing panes on exposed Bondi frontages are where we see genuine etching most often.

What Bondi properties throw up

Strata glass. Bondi, North Bondi and Bondi Beach are heavily apartment-based. That means common-area glass, balustrades and lobby frontage, and it means access dictates the price. Above two storeys you need certified roof anchors or an elevated work platform, and on the narrow streets running back from Campbell Parade, machine access is often the limiting factor.

Frames and tracks. Aluminium corrodes near the beach and sliding tracks fill with sand. Cleaning glass and leaving a sand-packed track means the rollers wear out and it becomes a door repair.

Screens. Salt-loaded flyscreens carry a grey film that washes straight back onto clean glass in the first rain. They need removing and washing separately.

Balustrades. Frameless glass on balconies takes the full exposure, and the stainless spigots holding it show tea staining — surface corrosion that signals the fittings are not being rinsed often enough.

Method

Purified water through a water-fed pole for reachable exterior glass. Deionised water dries without spotting, which matters because ordinary tap water leaves its own mineral deposit as it evaporates — visible within minutes on a hot Bondi afternoon.

Traditional squeegee work for interior glass and detailed frames. Where deposits have started bonding but not etched, a mild glass-appropriate acidic treatment lifts them, applied deliberately and kept off frames and seals.

How often

Beachfront and ocean-facing glass generally wants attention every three to four months. A few streets back, or sheltered from the prevailing north-easterly, twice a year is usually enough.

Between visits, a fresh water rinse of exposed panes costs nothing and does more than any product to stop deposits bonding.

Local note: Washing a listed facade is normally exempt maintenance, but sealing, coating or anything that changes the finish generally is not. Worth confirming before committing to more than a clean.
