Roof painting is the fastest way to make an older home look renovated from the street — and from the air, which matters now that drone photography leads every Sydney sale campaign. Why preparation decides how long roof paint lasts

The difference between a roof coating that lasts a decade and one that peels in two summers is everything that happens before the paint. Coating applied over lichen, dirt or chalked old paint has nothing sound to bond to — it fails from underneath, and the failure shows as flaking within a couple of seasons. Our roof painting always begins with the full roof cleaning process: growth treated with a biocide and killed at the root, the surface washed at a pressure the material can carry, and everything rinsed down to clean substrate.

Repairs come next: cracked and broken tiles replaced, ridge capping rebedded and repointed, rusted screws and fixings on metal roofs swapped out, valleys cleared. Painting over broken pointing just paints a problem you’ll be back on the roof to fix.

The coating system

Tile roofs (concrete and terracotta) get a primer or sealer coat matched to the tile’s condition, then two coats of flexible acrylic roofing membrane in your chosen colour. The membrane does more than colour: it seals the porous surface that moss and lichen were feeding on, reflects heat in lighter colours, and sheds water the way the tiles did when they were new.

Metal and Colorbond roofs are washed, degreased, rust-treated and spot-primed, then finished with a roofing-grade topcoat system. Colour matching to the current Colorbond palette is available, so a faded 1990s roof can come back as a current colour.

Unglazed vs glazed: glazed terracotta in good condition should not be painted — the glaze is the finish, and it only needs cleaning. We’ll tell you plainly if your roof is one that shouldn’t be coated.

Colour, and what it does for value

A colour change is included, not an extra — and it’s worth thinking about. Moving a dated terracotta-orange or 90s blue-grey roof to a current charcoal, monument or basalt tone is the single biggest visual update a house can get without renovating. Timing

Roof painting is weather-dependent work — coatings need dry days and mild temperatures to cure properly — and September is the busiest month of the year for roof work in Sydney. Booking in late winter or early spring gets the best cure conditions before the rush.
