Roofs on the Northern Beaches carry a combination you don’t get elsewhere in Sydney: constant salt deposition, high humidity, and enough shade on the southern pitch for lichen and moss to establish permanently. From Manly and Freshwater through Curl Curl, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport, Avalon and Palm Beach, the roof is usually the most neglected surface on the property and the one with the shortest path to an expensive problem.
Lichen is not a stain — it has roots
The grey-green crust on a Beaches tile roof is lichen, and it does not sit on the surface. It bonds into the tile and, on concrete tiles, its root structure works into the surface as it grows. Pressure-blasting it removes the visible growth and takes the protective surface layer of the tile with it — leaving a porous, rough tile that holds moisture better than before and regrows lichen faster. It also strips the colour coat off older concrete tiles permanently.
Our roof cleaning treats the growth chemically first, kills it at the root, and lets it die back and weather off. Where a rinse is needed it’s done at a pressure the tile will carry, not the maximum the machine can produce.
Colorbond needs the opposite approach again
A lot of the Beaches is Colorbond, and salt sitting on a metal roof is a corrosion problem, not an appearance problem. It concentrates where water pools — low-pitch runs, behind flashings, in the laps and around fixings. High pressure here forces water up under laps and into the roof space, and abrasive cleaning damages the coating that’s the only thing between the steel and the salt. Colorbond gets soft-washed and thoroughly rinsed.
What blasting a tiled roof actually costs
Beyond the tile damage: high pressure lifts and cracks tiles on a brittle old roof, blows out the bedding and pointing under ridge capping, and drives water under the tiles into the sarking and ceiling cavity. We’ve been called to assess Beaches roofs where a cheap clean created leaks that cost more to fix than the roof was worth. Ridge capping and flashings are checked and worked around, not over.
What we look for while we’re up there
Cracked and slipped tiles, failed pointing, corroded flashings and valley irons, rusted-through gutter sections, and blocked valleys. All of it photographed and sent through with the job. We don’t do the repairs, so there’s no incentive to find problems that aren’t there — you get the photos and decide.
Timing and pairing
Most Beaches roofs justify a clean every two to three years, sooner if there’s tree cover. It’s almost always booked with gutter cleaning — the dying lichen and moss has to go somewhere, and that somewhere is the gutter. Doing both in one visit is the only sensible sequence.
