The stretch of the Beaches from Dee Why through Cromer and Narrabeen to Elanora Heights has a microclimate all its own. Managing a lagoon-side home

Three things make the practical difference:

Wash on a schedule, not on appearance. By the time growth is obvious, it’s established. An annual soft wash keeps colonies from ever maturing, and costs less because there’s less to remove.

Prioritise airflow. Trim shrubs off the south wall, keep fence lines from trapping still air against the house, and don’t stack firewood or store boats hard against rendered walls — we see the shadow of the stored object printed in mould more often than you’d think.

Keep gutters clear. Overflow lines feed wall growth directly, and the melaleucas and banksias around the lagoons drop litter all year, not just in autumn.

Soft washing matters especially here because so much local housing is painted fibro, weatherboard and older render — surfaces that high pressure damages. Low pressure and correct chemistry kill the growth at the root without stripping paint.
