Bronte is a valley running down to the beach, and that shape produces an unusual combination. The lower gully holds still, damp air that dries slowly, while the houses on the ridges either side take salt straight off the water.

Damp in the gully
Down near the park and the beach flats, air movement is poor and surfaces stay wet for long periods after rain. Growth follows, particularly on rear elevations and anything under planting.
Soft washing is the method, not pressure, because pressure disperses spores and drives moisture into walls that are already struggling to dry. Mould removal, lichen and algae treatment and render cleaning are the recurring services here, along with exterior wall cleaning and house washing.
Salt on the ridges
Above the gully the problem inverts. Airborne salt lands and stays, and salt deposit removal is a distinct job from washing off dirt. It is also the reason ridge-line walls grow algae in full sun: salt holds moisture against the surface.
Corrosion follows salt, so fixings, brackets and metal cladding need checking rather than just cleaning. Rust stain removal deals with what has already run down a wall.
Roofs, by material
The mix here spans old and new. Slate and terracotta on the older cottages, cement tile on the interwar stock, and Colorbond or metal on the renovations.
None are pressure washed. Roof cleaning and roof moss treatment are treatment-led, solar panel cleaning matters given the salt film, and bird dropping removal is a genuine issue this close to the coast.
Glass and balconies
Ocean-facing glass hazes quickly, and once salt has etched a pane, cleaning will not bring it back. Balcony cleaning in the blocks needs care about where the water goes, since the apartment below is the realistic worst case.
Paths, paving and stone
Shaded paths in the gully get genuinely slippery. Path cleaning, paver cleaning, concrete cleaning, driveway cleaning and oil stain removal cover the hard surfaces, with retaining wall cleaning on the terraced blocks.
Stone runs through sandstone, limestone, travertine and stone cleaning, with sealing options including sandstone sealing, stone sealing and grout sealing once surfaces are dry and salt-free.
