Tamarama is one of Sydney’s smallest suburbs: a steep gully between Bondi and Bronte, running down to a narrow beach with the coastal walk passing along its edge. Houses and apartment blocks are stacked up the slopes either side, many looking straight at the ocean, others tucked into the shaded gully below.
That geography gives Tamarama three problems at once: salt and sand from the beach, damp and shade in the gully, and steep, awkward access to almost everything.
The weather behind the timing
The Bureau of Meteorology’s long-term Sydney record shows about 1,213 mm of rain a year, with March and June the wettest months and September the driest. Morning humidity averages 74 percent from February to June.
The ocean-facing slopes collect salt in the dry spring months. The gully floor stays damp in the wet, humid autumn.
Spring: September to November
Main clean: glass and frames on the ocean side, after the dry months. Gutters cleared of sand, salt and leaves before storm season. Apartment buildings plan façade and window work for calm mornings. More: Tamarama’s apartment blocks.
Summer: December to February
Peak beach season. Sand tracks up paths and onto balconies and paving. Rinse glass and metal regularly. Check gutters and drains before storms; on steep sites, water moves fast. More: sand in gutters and paving.
Autumn: March to May
Wettest and most humid stretch. Shaded walls and paths in the gully grow algae and moss. Second gutter clean in late autumn. More: damp and mould in the gully.
Winter: June to August
Roof soft washing in dry, calm spells. Planning and quotes for spring work. Avoid sealing.
Access
Steep streets, stairs instead of driveways, limited parking and close neighbours. Access shapes the price and timing of nearly every job here. More: steep access in Tamarama.
A realistic schedule
Ocean-facing glass two to four times a year with rinsing between. Gutters twice a year. House or building wash every one to two years, more often on gully-floor elevations. Paving and steps cleaned annually for slip safety.
Which part of Tamarama you are in
On the ocean-facing slopes: salt on glass and frames is the main issue, along with wind that limits when work can happen. Rinse glass and metal regularly and clean professionally two to four times a year.
Down in the gully or facing into it: damp and growth are the main issue. Shaded walls, paths and roofs need soft washing more often, and steps need regular attention for slip safety.
Near the beach: sand in gutters, tracks and drains, on top of salt.
Many properties have more than one of these on different elevations.
Planning work in a small suburb
Tamarama has few streets, little parking and a lot of summer visitors. Book outside the beach season where possible, combine services into one visit, and tell neighbours ahead of time. A contractor who has looked at the site before quoting is more likely to quote accurately. More: how exterior cleaning quotes are calculated.
