Strata Cleaning Bondi | Walk-Up Blocks, Sand & Salt in Common Areas

Bondi strata is mostly older walk-up blocks two or three streets back from the water, and they take a harder beating than their age suggests. Salt carries well inland here on a southerly, so buildings that feel like they’re nowhere near the beach still get the film on their glass and the growth on their south-facing render. Add the highest foot traffic of any residential pocket in Sydney — sand tracked through entries year-round, wet feet on tiled lobbies — and the common areas wear at a rate that catches committees out.

Entry paths, lobbies and stair landings cleaned properly rather than mopped, tiled areas treated for the algae that grows in the shaded side returns, painted render and brick soft-washed at pressures a sixty-year-old coating can carry, balustrades and lobby glazing cleared of salt film, and bin rooms and basement aprons degreased.

Sand is the specific Bondi problem. It gets into grout, under mats and into stair nosings, and it grinds finishes down. Regular removal does more for a building’s common areas here than any one deep clean.
