Mould, moss, algae and lichen are the reason Eastern Suburbs exteriors go grey, green and black — and the reason they go that way again months after a cheap clean. All four are living organisms, and the coastal band from Bondi to Vaucluse gives them everything they want: salt air that holds moisture against every surface, humid summers, and deep shade under mature figs and gums.
Why removal has to mean killing, not cleaning
Each organism anchors differently. Mould roots fine filaments into render and paint. Moss binds into mortar joints and roof tile laps. Lichen bonds so hard to tile and stone that tearing it off takes the surface with it. Black algae spreads a film across everything damp. Pressure washing any of them removes the visible growth and leaves the root structure alive — which is why blasted surfaces re-green within a season. We apply a targeted biocide first, let it kill the organism through to the root, then wash down at a pressure the surface can take. The difference shows a year later, not on the day.
Where we treat mould and moss
Rendered and painted walls (the classic black-streaked southern elevation — treated as part of a full soft house wash), roofs and gutter lines, sandstone walls and steps, concrete and paved paths, pool surrounds, tiled courtyards, timber decks and fences, and shaded strata walkways. South-facing and overshadowed surfaces get hit first and worst — it’s why one side of a house so often looks a decade older than the other.
The safety side
A mossy step or an algae-filmed tile path is genuinely dangerous when wet — slips on exterior surfaces are one of the most common home injuries, and on strata common property they’re a liability issue. If a path, stair or ramp on your property is slick in the rain, treating it is maintenance you shouldn’t defer.
Keeping it away
After treatment we’ll tell you honestly what’s driving the growth — usually shade, a leaking gutter, garden irrigation hitting a wall, or simple coastal exposure — and what’s worth changing. For chronically shaded surfaces, sealing after cleaning denies the organisms the damp, porous surface they need, and stretches the result out by years.
