The Bronte Exterior Maintenance Calendar

  1. 2 min read

Bronte's terraces and semis sit on slopes above an ocean beach and a shaded gully park. A year of exterior maintenance timed to salt, shade and rain.

Bronte wraps around an ocean beach, with Bronte Park running up the gully behind it and Waverley Cemetery on the cliffs to the south. The housing is a mix of semi-detached houses, terraces, apartment blocks and larger homes on the headlands, much of it on slopes.

The ocean-facing streets take salt. The gully-side streets take shade and damp. Most properties take some of both.

The weather behind the timing

The Bureau of Meteorology’s long-term Sydney record shows about 1,213 mm of rain a year, wettest in March and June and driest in September, with morning humidity of 74 percent from February to June.

Salt builds in the dry spring. Growth builds in the humid autumn.

Spring: September to November

Main clean: glass, frames and façades, especially ocean-facing ones after the dry months. Gutters cleared before storm season. Paving and sandstone courtyards cleaned and, if needed, sealed while it is dry. More: sandstone in Bronte.

Summer: December to February

Beach season: sand on paths and in tracks. Rinse glass and metal on the ocean side every few weeks. Check gutters before storms; semis and terraces share gutters and box gutters with neighbours. More: semis, terraces and shared roofs.

Autumn: March to May

Wettest and most humid stretch. Gully-side properties go green on shaded walls and paths. Second gutter clean in late autumn. More: algae and damp on the gully side.

Winter: June to August

Roof soft washing in calm, dry spells. Planning spring work with neighbours on shared walls and roofs.

Salt and sand

Properties near the beach and on the headlands face direct ocean exposure: salt film on glass, corroding frames and fittings, and wind-blown sand. More: salt and sand near Bronte Beach.

A realistic schedule

Gutters twice a year, coordinated with neighbours on shared roofs. Ocean-facing glass two to four times a year with rinsing between. House wash every one to two years, more often on gully-side elevations. Paving and sandstone cleaned annually.

Beach side, gully side, headland

Streets near the beach: sand and salt together. Gutters collect sand, tracks fill, and glass hazes.

Streets facing into Bronte Park: shade, trees and damp. Walls and paths go green, roofs grow moss, gutters fill with leaves.

The headlands and cliff-top streets: the full ocean exposure, with wind limiting when work can happen.

A Bronte property’s maintenance plan depends more on which of these it sits in than on the age of the house.

Shared homes, shared schedules

A lot of Bronte housing is semi-detached or terraced. Shared roofs, gutters and walls mean the most efficient maintenance is done together with the neighbour. Coordinating a gutter clean or roof wash for both halves saves money and avoids the visible line down the middle of a shared roof. More: semis, terraces and shared roofs.

Timing around the beach

Bronte is busy in summer and parking is difficult. Exterior work is easier to book and quicker to complete outside the peak beach season, and spring is both the driest time of year and before the crowds arrive.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
