Exterior Cleaning in Bronte: A Gully That Traps Damp With Salt Blowing Over the Top

  1. 2 min read

Bronte gets both problems at once: still, damp air in the valley and salt across the ridge. A service-by-service guide.

Bronte is a valley running down to the beach, and that shape produces an unusual combination. The lower gully holds still, damp air that dries slowly, while the houses on the ridges either side take salt straight off the water.

Most Sydney suburbs have one problem or the other. Bronte has both, often on the same street. The background is in our piece on Bronte and Clovelly.

Damp in the gully

Down near the park and the beach flats, air movement is poor and surfaces stay wet for long periods after rain. Growth follows, particularly on rear elevations and anything under planting.

Soft washing is the method, not pressure, because pressure disperses spores and drives moisture into walls that are already struggling to dry. Mould removal, lichen and algae treatment and render cleaning are the recurring services here, along with exterior wall cleaning and house washing.

Salt on the ridges

Above the gully the problem inverts. Airborne salt lands and stays, and salt deposit removal is a distinct job from washing off dirt. It is also the reason ridge-line walls grow algae in full sun: salt holds moisture against the surface.

Corrosion follows salt, so fixings, brackets and metal cladding need checking rather than just cleaning. Rust stain removal deals with what has already run down a wall.

Roofs, by material

The mix here spans old and new. Slate and terracotta on the older cottages, cement tile on the interwar stock, and Colorbond or metal on the renovations.

None are pressure washed. Roof cleaning and roof moss treatment are treatment-led, solar panel cleaning matters given the salt film, and bird dropping removal is a genuine issue this close to the coast.

Glass and balconies

Ocean-facing glass hazes quickly, and once salt has etched a pane, cleaning will not bring it back. Balcony cleaning in the blocks needs care about where the water goes, since the apartment below is the realistic worst case.

Paths, paving and stone

Shaded paths in the gully get genuinely slippery. Path cleaning, paver cleaning, concrete cleaning, driveway cleaning and oil stain removal cover the hard surfaces, with retaining wall cleaning on the terraced blocks.

Stone runs through sandstone, limestone, travertine and stone cleaning, with sealing options including sandstone sealing, stone sealing and grout sealing once surfaces are dry and salt-free.

Outdoor living

Pool surrounds, decks with timber deck oiling, shade sails and awnings, all of which take a beating in this exposure.

Apartments and the Bronte Road strip

The blocks and the retail strip run through strata pressure cleaning, apartment pressure cleaning, facade cleaning, retail exterior cleaning, bin area cleaning, car park cleaning and graffiti removal. Whole-property work is exterior cleaning.

Parking is the hidden cost

Streets around the beach and the park are tight, metered and full from early morning in the warmer months. Midweek starts are not a preference here, they are what makes the job practical.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
