Strata Cleaning Eastern Suburbs | Common Areas, Podiums & Older Blocks

The Eastern Suburbs carry more strata stock than anywhere else we work, and most of it is older than the Northern Beaches equivalent — walk-up red brick from the sixties and seventies through Bondi, Coogee, Randwick and Waverley, sitting close enough to the water to take salt but built before anyone designed for it. The failure points are consistent: painted render on common walls chalking and holding growth, tiled entry paths and podiums going slippery in the shaded returns, balcony soffits staining, and basement entries collecting a tyre and oil film that a hose has no effect on.

What’s included

Common-area render and brick soft-washed rather than blasted — important on older buildings where the paint system may already be marginal. Entry paths, podiums and pool surrounds treated for algae and cleaned at pressures the substrate can carry. Lobby glazing and balustrades cleaned with the salt film dissolved rather than smeared. Bin rooms and car park aprons degreased. Sandstone garden and retaining walls, which are common through Woollahra, Paddington and Randwick, handled at low pressure.

How we work with committees

Scope agreed in writing, work invoiced against it, and a photo record so there’s something to put in front of an AGM. Access, keys, and restrictions on working hours get sorted before the first visit rather than argued about on the day.

If your building has a paint or render system nearing end of life, we’ll flag it. We don’t do remedial work, so there’s nothing in it for us — but a wash that looks fine and takes the last of the coating with it helps nobody.
