House washing in the Eastern Suburbs spans a wider range of building fabric than anywhere else we work. In one week we can be on a rendered contemporary home above the water in Vaucluse, a painted Victorian terrace in Paddington, an Art Deco block in Randwick and a salt-hammered beach house in Coogee. The method changes with the fabric — which is exactly why one-size pressure washing does so much damage out here.
Coastal side: salt and biology
From Bondi through Bronte, Clovelly and Coogee to Maroubra, onshore wind delivers salt to every elevation. The film holds moisture against the surface, and that permanent dampness is what black mould and green algae live on — shaded southern walls green over first, ocean-facing render follows. Blasting it off removes the visible growth and leaves the root structure in the substrate; the discolouration is back within months. Our wash treats the growth with a biocide at low pressure, lets it dwell, and rinses gently — the salt film comes off with it and the clean holds for seasons rather than weeks.
Heritage side: the fabric can’t take force
Paddington, Woollahra and Queens Park terraces are lime mortar, original face brick, layered paint and sandstone detail — all of it destroyed by high pressure, and much of it inside heritage conservation areas. Terrace frontages are soft washed entirely; iron lacework and tessellated entry tiles are cleaned by hand. Older buildings have no modern damp coursing, so we’re careful about how much water goes anywhere near the wall base.
Render, and why it’s the East’s most at-risk surface
Acrylic render is everywhere from Bellevue Hill to Dover Heights, and it’s a coating, not masonry. High pressure strips its surface skin, leaves wand striping you can see in afternoon light, and forces water through hairline cracks into the substrate — which is how render blows and drummy patches start. Render is only ever soft washed.
The parts people forget
Soffits and eaves, where mould establishes first because they never see sun or rain. The shaded southern wall — nearly always the worst surface on the property. Fascia boards, garage doors, balcony undersides on apartment buildings, and the boundary walls and sandstone features that frame the front of the house. All of it is part of the wash, not an extra.
Gardens, pools and neighbours
Eastern Suburbs blocks are tight and heavily established. Planting is pre-wet and rinsed after, pool water is protected from run-in, and on terrace rows we manage runoff and coordinate around shared walls — on a narrow Paddington street, your wash is your neighbour’s business too.
How often
Ocean-facing homes justify a wash every year, often every eight or nine months in the front streets. Harbour-side and sheltered properties usually hold for twelve to eighteen.
