North Curl Curl’s Headland Homes and the Wind That Never Stops

  1. 3 min read

Properties on the North Curl Curl headland get sun, salt and constant wind. Growth is rarely the problem here. Metal, glass and coatings are.

The headland between North Curl Curl and Dee Why Beach is one of the most exposed residential positions on the Northern Beaches. Homes along Undercliff Road, Huston Parade and the streets running off them have ocean views in two directions and almost nothing between them and the weather.

These properties have the opposite maintenance profile to the homes a kilometre inland. There is very little mould, very little moss and almost no lichen, because nothing stays wet long enough. What there is instead is relentless salt load on every exposed material.

Powder-coated aluminium

Most modern homes on the headland use powder-coated aluminium for windows, doors and often fencing. The coating is good, but it is a coating. Where it is intact, the aluminium beneath is protected. Where it has been scratched during installation, chipped by a thrown stone, or cut at the factory and left with a raw edge, salt gets underneath.

Corrosion then spreads under the coating rather than on top of it, which is why the first sign is usually blistering or a white chalky powder at the edges and corners rather than visible rust. By the time it is obvious it has been going for years.

Regular fresh-water rinsing is the single most effective thing a headland homeowner can do, and it costs nothing but time.

Glass

Ocean-facing glass on the headland accumulates salt faster than anywhere else in the area. Professional cleaning with purified water leaves no mineral residue of its own, which matters when you are cleaning four times a year. Tap water dries with spots, and on exposed glass those spots become part of the problem.

The thing worth understanding is the difference between a salt film, which cleans off, and etching, which does not. Etching happens when salt is left to cycle through wet and dry repeatedly over years. At that point the glass surface itself is damaged and only replacement restores clarity. More: window cleaning.

Stainless on the headland

Balustrades, handrails, gate hardware, outdoor kitchen fittings and pool fencing all tend to be stainless. Grade 304 stainless is not adequate for this position and will tea-stain within a year or two. Grade 316 marine stainless holds up far better, but even 316 needs washing.

Tea staining is cosmetic contamination on the surface rather than structural rust, and it responds to the right cleaning if caught in the first year. Left for five years it becomes very hard to reverse. More: tea staining on stainless.

When work can actually happen

Wind is the practical constraint. Soft washing requires chemistry to land where it is aimed and stay in place long enough to work. On the headland there are weeks where that is simply not possible, and attempting it means product drifting onto a neighbour’s car, a pool, or a garden.

We book headland jobs with flexibility built in, and we would rather move a date than do the work badly. More: why we cancel for wind.

Roofs and solar

Exposed roofs here stay clean of growth but collect salt, and increasingly they carry solar panels. Salt film on panels reduces output, and because the headland rarely gets the kind of heavy flushing rain that clears it inland, the film builds. Panels also must not be walked on or blasted. More: roof cleaning.

A realistic schedule

Rinse glass, frames, balustrades and metal fixings with fresh water every two to three weeks. It is the highest-value habit on an exposed headland.

Professional glass and frame clean: three to four times a year.

Full exterior wash: every eighteen months, mainly to remove salt rather than growth.

Fixings and balustrade inspection: annually, because these are safety barriers.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
