A calendar that runs without you
This is the schedule we run for absentee owners on the northern peninsula:
Autumn (April–May): gutter clear after the leaf drop, roof check, deck clean before the wet sets in.
Late winter (August): soft wash of walls and outdoor areas to remove the winter mould bloom before spring bookings open.
Late spring (November): windows, pool surrounds, driveway and paths — the presentation clean, timed so the place is photo-ready for the season.
Each visit ends with a photo report to your phone: what we did, what we noticed, anything that needs a decision. You see the state of the house three times a year without driving up.
Why this beats reactive fixes
Every item above is cheap as maintenance and expensive as repair. Overflowing gutters become fascia rot; unwashed salt becomes corroded fittings; ignored decks become replacement decks. Three scheduled visits a year is the least total money you can spend keeping a coastal weekender sound.
