Behind the foreshore, Rose Bay climbs. Streets rise toward Bellevue Hill and Dover Heights, many properties sit well above or below the street, and mature gardens and street trees shade a lot of roofs. That changes how roofs and gutters behave and how they need to be looked after.
Why sloping sites are different
On a sloping block, the downhill side of a house is often two or three storeys above the ground even when the street side is single-storey. Gutters that look easy from the street are a long way up from the garden. Access affects safety, time and price. More: how access changes a quote.
Water also behaves differently. Roof water collected by gutters goes to downpipes and stormwater lines that run downhill, often through neighbouring land. Blocked lines back up.
Gutters
Trees are the main driver. Eucalypts drop bark and leaves year-round, figs drop leaves and fruit, deciduous trees drop in autumn. On a leafy Rose Bay slope, twice a year is a minimum and three times is common.
Gutter cleaning searches in Sydney peak in January and September, after storm and leaf seasons. Booking ahead of those peaks is easier. More: how often gutters should be cleaned and what gutter cleaning costs.
Downpipes and stormwater
Flow test every downpipe after clearing gutters. A downpipe that will not run usually has a blockage at the bend or in the underground line. Do not flush debris down to clear the gutter. More: blocked downpipes and why gutters overflow.
Roofs
Shaded roofs on the slopes grow moss and lichen, especially on south and east faces. Terracotta and concrete tiles are soft washed; pressure washing damages them. Metal roofs are cleaned gently and checked for corrosion at fixings and overlaps. More: moss on roof tiles and cleaning a Colorbond roof.
Your roof is someone else’s view
On a sloping suburb, your roof is the view for the house above. A clean roof is noticeable from uphill neighbours and from the street above, which is one reason roof cleaning is common before sale. More: pre-sale exterior checklist.
What cleaning reveals
Cracked tiles under moss, failed ridge pointing, rusted valleys, gutters perforated under compacted debris. These get photographed and reported. Some are roofing jobs rather than cleaning ones. More: rusting gutters and roof cleaning versus restoration.
Signs your gutters need attention now
Water spilling over the front of the gutter in rain rather than going down the downpipe. Plants or grass growing in the gutter. Staining on fascias and walls below the gutter line. Damp patches on eaves or ceilings near the edge of the roof. Mosquitoes breeding in standing water. Any one of these means the interval is too long.
What not to do yourself
Climbing onto a roof on a sloping Rose Bay block is genuinely dangerous: the drop on the downhill side is often two or three storeys, tiles are brittle, and moss makes them slippery. Falls from roofs and ladders are among the most common serious injuries in home maintenance.
From the ground, you can check whether downpipes run in rain, and look for overflow and staining. Leave the roof to someone with fall protection. More: how to clean gutters safely and gutter cleaning under heavy canopy.
