Bronte combines two things that are hard on a house: full ocean exposure and a steep, valley-shaped topography. Salt comes in off the water and settles across the whole suburb, while the gully running down to the beach holds moisture and shade in the lower streets — so properties get the salt load of a beachfront suburb plus the damp of a sheltered one.

Where the mould shows up first

On the shaded, south-facing side of the house, on rear decks and courtyards that don’t see much sun, and along the lower walls near planting. It’s not a surface stain — mould roots in, so washing off the discolouration without treating the spores just means it’s back within a season. We treat, dwell and rinse so it stays gone.
