Exterior Cleaning in North Bondi: Sand Gets Into Everything, Then the Salt Follows

North Bondi has a problem most coastal suburbs do not: sand, in volume, carried on the wind well beyond the beach itself. Combined with the usual ocean salt, it produces a maintenance profile that is genuinely different from a clifftop suburb a kilometre north.

Sand is abrasive, and that changes the method

Sand sitting on a surface is not inert. Under a pressure washer it becomes an abrasive slurry that scours whatever is underneath, which is how painted render, powder-coated aluminium and softer stone get damaged during what was supposed to be a clean.

The correct sequence is to remove loose sand before any pressure is applied, not to blast through it. This is one of the more common causes of damage we are called to look at here.

Gutters and downpipes fill differently

Sand is heavy and it does not decompose. It settles in gutter bases, packs into downpipes and holds moisture against the metal, accelerating corrosion from the inside.

Gutter cleaning here means removing sediment rather than lifting out leaves, which is slower and messier work. It is also the point at which corroded sections get found, which is worth knowing before a storm finds them instead.

Walls

Salt film on walls holds moisture and feeds algae even on sunny elevations. Soft washing is the method, with render cleaning and mould removal in the same visit. The general approach is under house washing.

Face brickwork on the older Bondi stock and sandstone around Ben Buckler both need low pressure, with sandstone sealing only on dry, salt-free stone.

Glass

Sand pits glass over time and salt hazes it. Both are permanent once established, which makes window cleaning here an interval question rather than a one-off. Frameless balustrades and their stainless fittings go first.

Roofs and solar

Roof cleaning and roof moss treatment are treatment-based rather than pressure-based. Solar panel cleaning is worth doing more often than most owners expect, because sand film and salt together cut output noticeably. Roof painting where the coating has failed rather than fouled.

Hard surfaces and stone

Driveway cleaning, paver cleaning, concrete cleaning, patio cleaning and tile and grout cleaning cover the ground.

Limestone and travertine pool surrounds take salt from the pool and the air simultaneously and are the surfaces most likely to fail early. Sealing options are paver sealing, concrete sealing and driveway sealing, always after the salt is out rather than before.

Apartments dominate here

Much of North Bondi is walk-up blocks and newer developments, so strata pressure cleaning is the main commercial service, with commercial pressure cleaning along Campbell Parade and graffiti removal on street frontages.

Deck cleaning, fence cleaning, efflorescence removal and whole-property exterior cleaning complete the list.

Access is the recurring headache

There is nowhere to park near the beach for most of the year, streets are narrow, and blocks often have no on-site space to stage equipment. Early midweek scheduling is what makes these jobs work, and it belongs in the plan rather than being discovered on the morning.
