Heritage Houses in Darling Point’s Conservation Areas

  1. 3 min read

Etham Avenue, Darling Point Road, Mona Road and Loftus Road are heritage conservation areas. What that means for cleaning the houses in them.

Behind the towers, Darling Point keeps a set of significant older houses and streetscapes. Woollahra Council’s development controls identify four neighbourhood heritage conservation areas here: Etham Avenue, Darling Point Road, Mona Road, and Loftus Road and Mona Road.

If your house is in one of them, the controls shape how it is maintained, including how it is cleaned.

What the controls say

The controls for Woollahra’s neighbourhood heritage conservation areas include:

  • Painting, bagging or rendering of original face brickwork is not to occur.
  • No external alterations to significant elevations, details, materials or finishes, except for maintenance or restoration.
  • Replacement materials must match the original, timber for timber and terracotta for terracotta.
  • Sandstone walls and fences are to be retained.
  • Original verandahs and balconies are not to be glazed or infilled.

Cleaning is maintenance. It is permitted, and in many cases encouraged. Changing finishes is not.

Why method matters more in a conservation area

Outside a conservation area, a damaged brick wall can be painted or rendered. Inside one, it cannot. A face damaged by high pressure or acid stays damaged. That makes gentle, tested methods essential. More: cleaning in heritage conservation areas.

Face brick

Old face brick has a hard fired skin over a softer body. Pressure strips the skin; acid attacks lime mortar and stains. The right approach is low pressure, plenty of water, a soft brush, biocide for growth, and a test patch first. More: efflorescence on brick and brick fretting.

Stucco and render

Many older Darling Point houses are stuccoed or rendered, often painted in light colours as the controls favour. Painted render is soft washed, not pressure washed. Tap first: drummy render comes off under any pressure. More: how to clean render and removing mould from render.

Sandstone

Sandstone bases, walls, steps and fences are protected. Low pressure, no acid, biocide for black growth. More: how to clean sandstone walls.

Timber and metalwork

Timber joinery, verandahs and fretwork are cleaned gently and repainted in matching materials. Cast iron lace and palisade fences are cleaned of loose rust and repainted; never sandblasted without specialist advice.

Roofs

Terracotta and slate roofs are cleaned by soft washing or left alone, and replacement tiles must match. More: soft washing versus high pressure on roof tiles.

Checking your status

A section 10.7 planning certificate states whether a property is in a heritage conservation area or is a heritage item. For anything beyond maintenance, talk to council first.

Questions to ask before anyone starts

Is the property in a heritage conservation area, or is it a listed heritage item? The controls differ, and items carry stricter obligations.

What is each surface actually made of? On older Darling Point houses it is common to find original stucco next to later render, and original brick next to replacement brick from a renovation. Each behaves differently under cleaning.

What has been done before? Previous acid cleaning, a past pressure wash, or a coating applied decades ago all change what is safe now. If records exist, they help.

Does the contractor do a test patch? On heritage fabric this should be standard, not an extra. More: the walk-around before we quote.

Maintenance that protects heritage fabric

Most heritage damage comes from water, not dirt. Gutters, box gutters, downpipes and flashings that work keep water out of walls, timber and ceilings. On a heritage house, the gutter clean is arguably more important than the facade wash. Keep garden beds and paving below the damp course, keep weep holes and subfloor vents clear, and repair failed paint on timber before the timber rots. More: weep holes and subfloor vents.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
