Vaucluse is a peninsula suburb with water on two very different sides. To the east, sandstone cliffs drop to the open Pacific. To the west, quiet bays sit on Sydney Harbour. Exterior maintenance on a Vaucluse home depends far more on which way it faces than on the age or style of the house.
The ocean side
Properties along the clifftop and the streets behind it take direct ocean exposure. Wind carries salt spray a long way inland, and on a strong onshore day it is fine enough to coat every surface facing the sea.
What that does: salt film on glass that turns to etching if left, powder-coated aluminium that chalks and corrodes from cut edges, stainless fixings that tea-stain, and paint that degrades faster on the exposed elevations. Gutters collect salt and grit rather than leaves. More: what salt air does to a Sydney exterior.
The maintenance answer is frequency. Fresh-water rinsing of glass and metal every few weeks, glass cleaned professionally more often than inland homes, and early attention to any fitting that is staining. Work is weather-limited: wind stops soft washing and height work far more often here than anywhere sheltered. More: why we cancel for wind.
The harbour side
The bays on the western side are sheltered. Salt exposure is lower, but shade, tree cover and humidity are higher, particularly in the gullies running down to the water.
What that does: algae and mould on shaded render and sandstone, moss on paths and steps, black staining on sandstone walls, and gutters full of leaves. Timber decks and jetties stay damp and grow slippery. More: the green film on walls.
The maintenance answer is biological: soft washing walls and roofs, gutter cleaning on the tree calendar, and regular attention to slip risk on steps and paths.
In between
Many Vaucluse properties sit high in the middle of the peninsula and get both: salt from the east on windy days, shade and leaves from mature gardens. The answer there is to treat each elevation on its own terms. The east and south faces get the salt routine; sheltered faces get the biological one.
The surfaces that show it most
Glass: ocean side etches, harbour side spots from irrigation and tree drip. More: window and glass care on view homes.
Sandstone: ocean side erodes and salt-weathers, harbour side blackens and grows. More: sandstone in Vaucluse.
Roofs: ocean side has less growth but more corrosion on metal roofs and flashings, harbour side grows moss and lichen on tiles. More: cleaning a Colorbond roof.
Why this matters for quotes
A fixed quote for a Vaucluse home should reflect which side it is on. A clifftop house needs more glass work and more weather allowance; a harbour-gully house needs more biological treatment and more protection for gardens. For the year in full, see the Vaucluse maintenance calendar.
