The Vaucluse Exterior Maintenance Calendar

  1. 2 min read

Vaucluse faces the harbour on one side and ocean cliffs on the other. What its homes need through the year, and why each side differs.

Vaucluse is unusual even by Eastern Suburbs standards. Its western side runs down to quiet harbour bays like Parsley Bay and Nielsen Park. Its eastern side ends at ocean cliffs near the Macquarie Lighthouse. Homes a few streets apart can live in very different conditions.

So the first question in any Vaucluse maintenance plan is which side you are on.

The weather pattern behind the schedule

The Bureau of Meteorology’s long-term Sydney record puts mean annual rainfall at about 1,213 mm. March and June are the wettest months, over 130 mm each. September is the driest at about 68 mm, and morning humidity runs at 74 percent from February to June.

Rain rinses salt; dry spells let it build. On the ocean side especially, the dry stretch from August to October is when salt accumulates fastest on glass and metal.

Spring: September to November

Main exterior clean. Glass, facade and paving. Ocean-facing properties should have their glass and frames done early in spring after the driest months. Pool areas cleaned and sealed if due, while the weather is reliably dry. More: pools and outdoor living areas in Vaucluse.

Clear gutters before storm season. Harbour-side properties under trees need this more than clifftop properties do.

Summer: December to February

Rinse glass, frames and stainless with fresh water every few weeks on the ocean side. Watch for wind: clifftop Vaucluse catches strong southerlies and nor’easters that make soft washing and work at height unsafe. More: why we cancel for wind.

Autumn: March to May

The wet season. Harbour-side properties in the sheltered gullies around the bays go green on shaded walls and paths. This is the season to watch for algae, mould and slippery sandstone. More: sandstone walls, steps and bedrock in Vaucluse.

A second gutter clean in late autumn.

Winter: June to August

Roof soft washing in dry spells. Inspection of retaining walls after the wet months. Avoid sealing and oiling.

The two-sides difference

Ocean-side properties need more frequent glass and metal care and are more weather-limited for any work. Harbour-side properties need more attention to biological growth, gutters and damp. Many properties near the middle get a bit of both. More: ocean-side versus harbour-side Vaucluse.

A realistic schedule

Glass on the exposed side two to four times a year, plus rinsing. Gutters twice a year, three times under heavy trees. House wash every one to two years. Sandstone and paving cleaned as needed and resealed on the product’s interval. Roof inspected annually.

Part of Vaucluse sits in the Bell Street heritage conservation area, where Woollahra Council’s controls protect original face brick, sandstone walls and materials. More: cleaning in heritage conservation areas.

Request a free quote and we'll respond within 24 hours with a fixed written quote — every surface and treatment itemised, with sealing priced separately so you can decide. No hourly rates, and no extras added on the day.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
