Awnings do their job in the worst possible position: horizontal-ish, under trees and gulls, catching everything the weather drops and holding it in full public view. Why awnings can’t just be blasted

Fabric awnings — canvas and acrylic — are the ones ruined by enthusiasm. High pressure strips the waterproof and UV coating off the fibres, forces water through seams, and can stretch or tear panels that have gone brittle in the sun. Once the coating is gone, the fabric drinks water, mould accelerates, and the awning ages a decade in a season. The correct method is the gentle one: dry debris removal, a mould-killing solution appropriate to the fabric with proper dwell time, soft brushing along the weave, and a thorough low-pressure rinse. It’s the same kill-it-at-the-root logic as our mould and moss removal — growth that’s shaved off the surface regrows; growth that’s treated dies out of the fibre.

Every awning type, its own method

Canvas and acrylic fabric — soft wash only, as above, with re-proofing advice if the fabric has stopped beading water. Aluminium and Colorbond awnings — washed like the roofing they are: detergent wash, salt film removed, low-pressure rinse that never drives water up under the panels. Polycarbonate and laserlite — cleaned with soft methods and never solvents, which cloud the sheet permanently. Fixed metal shopfront awnings — tops de-silted and cleared (they collect leaf litter like gutters), undersides washed of cobwebs, exhaust film and bird mess, and the drainage checked so water stops sheeting off the front edge onto customers.

Shopfront awnings: presentation plus obligation

For retail and hospitality strips from Double Bay to Bondi Junction, the awning is the biggest branded surface the business has — and under most commercial leases, keeping it presentable is the tenant’s responsibility. The salt factor

An annual clean with the hardware rinsed and inspected is cheap insurance on an awning worth thousands; every job ends with a photo note of anything — seized mechanism, failing stitching, rust at fixings — that deserves attention before it becomes a replacement.
