Gutter cleaning is quoted in several different ways, which makes comparing prices harder than it should be. Here is what it costs in Sydney and what you should expect to be included.
Typical pricing
Single storey, standard suburban house: commonly $150 to $350.
Two storey: commonly $300 to $600.
Three storey or difficult access: $600 and up, often quoted on inspection only.
Acreage or large rooflines: quoted individually — see Hills District gutters for what changes on those properties.
Some operators quote per linear metre, commonly $3 to $8 depending on height and access. Useful for a long single run, less so for a complex roof.
What moves the price
Height. The largest single factor. Two storeys means different ladder work, harness and anchor requirements, and a slower job.
Roof pitch and complexity. A simple hip roof is fast. Multiple levels, valleys, dormers and skillions all add time.
Access. Narrow side passages, steep ground, landscaping tight against the house, no truck access. A steep block can double the time for the same roof area.
Debris load. Gutters that have not been touched in five years hold compacted, sodden material that has to be dug out and carried off. First cleans cost more than maintenance cleans, which is reasonable.
Gutter guard. Mesh that has to be unclipped, cleaned and refitted adds real time. Some systems are not practically removable at all, which is worth knowing before you install one — see are gutter guards worth it.
Solar panels. Debris under an array has to be cleared and the panels worked around carefully.
What should be included
Three things that are routinely left out and should not be.
Downpipe flow testing. A clean gutter with a blocked downpipe still overflows. Testing takes two minutes per downpipe and is the difference between cleaning the visible part and confirming the system works. We cover why in blocked downpipes.
Debris removal from site. Ask. Some operators leave bags, or worse, flush everything into the downpipe, which creates the blockage you were paying to avoid.
Photos. Before and after, from the roof. You cannot see your gutters, so the photos are the only evidence the work was done, and they also document the condition of the metal — relevant if there is any rust.
Also worth confirming: valleys cleared as well as gutters, and a visual check of the roof while they are up there.
Insurance and licensing
Gutter cleaning is working at height, which is where most serious trade injuries happen.
Confirm public liability cover and ask for the certificate of currency rather than taking it on trust. If the operator has employees, workers compensation as well. An uninsured person falling off a ladder at your house is a problem that becomes yours.
Our note on what to check before anyone gets on your roof covers this properly.
How often, and what that does to cost
Most Sydney homes need gutters cleaned twice a year. Under heavy canopy — much of the North Shore, bushland fringes — three times. In a clear suburb with no overhanging trees, annually may be enough. The detail is in how often gutters should be cleaned in Sydney.
Maintenance cleans cost less than first cleans, so a regular schedule is cheaper per visit as well as better for the gutters. Many operators discount for a standing arrangement.
Timing matters too. Before bushfire season is the important one for anything near bushland — why that deadline matters — and before the summer storms for everyone else.
Cheap quotes
The ways to hit a very low number are all the same: no insurance, no downpipe testing, no debris removal, no photos, and flushing the gutters into the stormwater with a hose rather than clearing them by hand.
That last one is worth understanding. Hosing debris down the downpipe produces a clean-looking gutter and a blockage in the underground line, which surfaces as a flooding problem months later and costs considerably more to fix than the saving.
Our general guidance is in what a fixed written quote should itemise and how to compare exterior cleaning quotes.
Doing it yourself
Reasonable on a single-storey house with a stable ladder, someone footing it, and good sense about where you put your weight. Covered in how to clean gutters safely.
Not worth it on a two-storey house. The saving is a few hundred dollars and the downside is a fall.
