Exterior cleaning on the North Shore is a moisture problem before it is a dirt problem. The tree canopy that makes Killara, Pymble and Wahroonga attractive is also the reason paths, driveways and lower walls here stay green. Shade reduces drying time, leaf litter holds water against the surface, and tannin leaches out of that litter into porous concrete and stone. By the time most owners call, the surface is not dirty so much as colonised.

That changes the method. On a fully exposed coastal driveway, pressure alone will often do the job. Under an established canopy in Ku-ring-gai, pressure alone removes the visible layer and leaves the biological root system in place, and the green returns within months.

What we are usually cleaning on the North Shore

The housing stock skews older and larger than the harbour suburbs, and the surfaces reflect that: face brick and painted brick, rendered extensions on original homes, slate and terracotta roofs, sandstone retaining walls and steps that came out of the site itself, long concrete and aggregate driveways, timber decks, and substantial areas of paving around pools and entertaining areas.

Driveway lengths matter practically. A Turramurra or St Ives driveway is frequently several times the area of an equivalent Eastern Suburbs property, which affects both method and quoting — a rotary surface cleaner is essential rather than optional at that scale.

Why surfaces deteriorate here

Three things do most of the damage. Shade keeps surfaces damp for long periods, particularly on southern elevations and anywhere under dense canopy. Leaf and bark litter traps that moisture and feeds moss, lichen and algae. And tannin from decomposing leaves stains concrete and sandstone a deep reddish-brown that sits well below the surface and does not respond to pressure alone.

Blocked gutters compound all of it. Overflow runs down walls, and you get a vertical stain line that will keep returning until the gutters are cleared, which is why we usually look at the roofline before quoting a wall clean.

What should not be pressure washed

  • Sandstone — soft and porous; pressure opens the face and accelerates re-staining.
  • Slate and terracotta roofing — pressure lifts tiles, strips glaze and forces water under laps.
  • Painted and rendered walls — the coating comes off with the algae.
  • Timber decking — high pressure raises and tears the soft grain.
  • Older lime-mortared brickwork — the mortar is softer than the brick and washes out.

These are soft-wash surfaces. Low pressure with an appropriate solution kills the organic growth at the root, then rinses off. On heavily shaded properties this is the difference between a clean that lasts a season and one that lasts years.

Where pressure is the right tool

Concrete and exposed-aggregate driveways, brick and concrete paving, garage floors, paths and hardstand areas all take controlled pressure well, applied through a surface cleaner for even coverage. Tannin and rust staining on these surfaces usually needs a targeted treatment before or after the mechanical clean rather than simply more pressure.

Drainage, gardens and runoff

North Shore blocks are frequently sloped, and runoff has to be managed deliberately rather than left to find its own way. Garden beds below the work area are pre-wet and covered, solution strength is matched to the surface, and rinse water is directed to stormwater rather than allowed to pool against footings or run into neighbouring properties. Established gardens here are not replaceable on a short timeframe, and they are treated accordingly.

Realistic results

Concrete and paving generally return to close to original. Sandstone lightens evenly and substantially. Deep tannin staining will lift a long way but can leave a faint tone difference, particularly where litter has been sitting in the same spot for years. Slate that has been previously pressure-damaged cannot be restored by cleaning — it can only be cleaned safely from that point forward.

When sealing is worth it

On shaded properties, sealing sandstone and porous paving after cleaning is worth serious consideration, because it slows the rate at which moisture and organic matter re-establish. It should only be applied to a fully clean, fully dry surface — sealing over residual growth locks the problem in.
