House Washing Northern Beaches | Soft Wash for Salt, Mould & Algae

A Northern Beaches home ages faster on the outside than the same house built anywhere else in Sydney. Salt arrives on every onshore breeze from Manly through Freshwater, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport, Avalon and Palm Beach, settles on render and cladding, and holds moisture there permanently. That damp film is what black mould and green algae need, and it’s why beach-side facades green over on the shaded side within a year of painting.

Why we soft wash and never pressure-blast a facade

High pressure on a house wall is the wrong tool, and on this coast it’s actively expensive. It drives water behind cladding and into window reveals, strips paint and the surface skin off acrylic render, forces moisture under Colorbond laps, and on older weatherboard it lifts and splinters the timber. Worse, it only removes what’s visible — the mould root structure stays in the substrate and the discolouration is back within months.

Our soft house washing works the other way around. The surface is treated with a biocide solution at low pressure, given proper dwell time to kill the growth at the root, then rinsed gently. The salt film comes off with it. That’s the difference between a clean that holds for seasons and one that looks good for a fortnight.

Every Beaches substrate, handled differently

Acrylic and cement render, fibre cement and Scyon cladding, painted and raw weatherboard, face brick, Colorbond wall sheeting, hardwood battens and screens, and the glass balustrading that wraps most decks up here. Each takes different chemistry and different dwell time. Timber in particular is easy to ruin — the silvered spotted gum and blackbutt cladding that’s everywhere from Freshwater to Avalon needs a completely different approach to a rendered wall next to it.

The parts people forget

Soffits and eaves, where salt-fed mould establishes first because they never see sun or rain. Fascia and barge boards. The shaded southern wall, which on a Beaches home is almost always the worst surface on the property. Garage doors, which corrode from salt sitting in the panel returns. Outdoor showers and the wall behind them. We treat all of it as part of the wash.

Protecting what’s around the house

Coastal gardens are hard-won and easily damaged. Planting is pre-wet and rinsed down after, lighting and irrigation are covered, pool water is protected from run-in, and on the steep split-level blocks common up here we control runoff so nothing sheets into a neighbour’s yard or a pool below.

Timing

Most Beaches homes benefit from an annual wash, and homes in the front two streets of the ocean often justify every eight or nine months. It pairs efficiently with window cleaning — the same salt film sits on the glass — and with roof cleaning if lichen has taken hold above.
