Cleaning Victorian Terraces in the Woollahra Heritage Conservation Area

  1. 2 min read

Woollahra's terraces are protected down to their parapets and side walls. Cleaning stucco, brick, ironwork and box gutters within the rules.

Victorian terraces define large parts of Woollahra. West Woollahra has small Victorian cottages and terraces; the Nelson precinct has Gothic Revival terraces in Waimea and Woods Avenues and Italianate terraces in Nelson Street. Most are two storeys, with a small front garden behind a palisade fence.

All of this sits within the Woollahra heritage conservation area, and the controls shape how these houses are maintained.

What the controls protect

Woollahra Council’s controls for terraces in the conservation area require original party walls and parapet profiles to be retained, and original side elevations, including doors and windows, to be kept. Original materials and details are protected throughout.

Cleaning is maintenance, and permitted. But because original fabric cannot be replaced freely, cleaning methods that damage it are a real problem. More: cleaning in heritage conservation areas.

Stucco

Many Woollahra terraces have stuccoed fronts, often painted, sometimes ruled to imitate stone. Old stucco can be drummy, delaminated from the brick behind. Tap before cleaning. Soft wash painted stucco at low pressure; pressure removes paint and loose render. More: how to clean render.

Council’s own documents note that many face-brick houses in West Woollahra resulted from stripping original painted stucco, and describe that as a negative change. Do not strip stucco to reveal brick.

Brick

Where brick is original and unpainted, clean gently: low pressure, biocide, no acid. Victorian bricks and lime mortar are soft. More: brick fretting.

Parapets and box gutters

Terrace roofs drain behind parapets into box gutters, then out through rainwater heads. When a box gutter outlet blocks, water goes into the house, often into the front bedroom ceiling. Clear box gutters and outlets at least twice a year. More: box gutters and shared walls.

Cast iron and verandahs

Cast iron lace on verandahs and balconies rusts at joints and fixings. Clean loose rust gently, never sandblast without specialist advice, and repaint in suitable colours. Cracked castings are replaced with matching castings. More: cast iron and palisade fences.

Shared walls and neighbours

Terraces share walls, roofs and gutters. Coordinate with neighbours. Rear lanes and side passages often need permission to access. More: cleaning terraces with no setback.

Front paths and fences

Tessellated tile paths are original and fragile: no acid, no pressure. Sandstone bases and steps: low pressure. More: cleaning Paddington’s heritage terraces.

What owners can safely do

Sweep and wash tiled paths with plain water and a soft brush. Keep plants trimmed off walls and fences. Check that rainwater heads and downpipes run in heavy rain. Look at ceilings for stains after storms, especially in front rooms below box gutters. Report rust and flaking paint on ironwork before it spreads.

What to leave to someone else: anything on the roof, any chemical treatment of stucco or brick, paint stripping, and ironwork repair.

Before any work beyond maintenance

Repainting in a different colour, replacing windows or doors, altering the front fence, and replacing roof materials can need council consent in a heritage conservation area. If in doubt, ask Woollahra’s heritage team before booking the work.

Yes — we're fully insured with $20m public liability cover.

Sandstone, render and aged concrete all need different treatment, so we match the method to the surface rather than blasting everything the same way. We identify what you have, test an inconspicuous area first, and tell you honestly what can and can't be restored.

We cover 106 Sydney suburbs across the Eastern Suburbs, North Shore and Northern Beaches — from the salt-hammered ocean strip to the canopy-shaded North Shore.

Growth is pre-treated so it's killed at the root rather than blasted off the top. Planting, lighting and pool areas are covered before we start, and runoff is controlled on sloped blocks.

We finish every job with a walkthrough — we walk the property with you and address anything you're not happy with on the spot. Nothing is signed off until you've seen every surface yourself, and you receive a photo report on every job.
