After 11 years cleaning the outsides of Sydney homes, I can usually tell the month from the job sheet. October is gutters before the first big storm. February is black mould on south-facing render. May is the paving and sealing rush while the ground is dry. Homes that follow that rhythm stay in good order for far less money than homes that wait for something to fail.
This is the calendar we work to, with the differences for coastal, leafy North Shore and inland Upper North Shore homes.
What does the Sydney exterior maintenance year look like?
The year has four pressure points. Spring gutter and roof work before the storm season, a late winter house wash, an autumn window for paving and sealing while the weather is dry, and a post-summer check in March for mould and salt damage. Everything else fits around those four.
| Month | All Sydney homes | Coastal (within 2 km of ocean) | Leafy North Shore | inland Upper North Shore |
|---|---|---|---|---|
| January | Hose salt and dust off glass and metal; check pool surround sealer | Rinse panels and windows after every onshore blow | Clear gutters of early gum leaf drop | Check driveway sealer after heat; watch for tyre pick-up |
| February | Watch south-facing walls for black mould as humidity peaks | Rinse Colorbond and stainless fittings | Treat moss on paths and decks before it spreads | Clear debris after storm cells; check downpipe outlets |
| March | Post-summer inspection for mould, salt and blocked drains | Window and glass balustrade clean | Deck clean and oil while timber is warm and dry | Driveway and path pressure clean before autumn leaf fall |
| April | Paving clean, re-sand and seal while dry and mild | Stone and coping re-seal if water no longer beads | Roof moss and lichen treatment | Paver re-sanding and sealing |
| May | Seal driveways and concrete before winter wet | Rinse and inspect balcony glass and frames | Gutter guard check before the main leaf season | Solar panel clean before low winter sun |
| June | Low season, best availability for house washing | Salt build-up check on brick and render | Clear gutters mid-season under heavy tree cover | Clean and check water tanks and first-flush diverters |
| July | Solar panel clean for the low winter sun | Interior-facing glass clean (less rain to re-spot) | Roof inspection for moss on southern pitches | Check retaining walls and drains after frost and wet |
| August | House wash and window clean before spring | Full soft wash on a 12 to 18 month cycle | Full soft wash; mould is at its worst after winter | House wash plus driveway |
| September | Courts, decks and outdoor areas cleaned for the season | Pool surround clean and seal before swimming starts | Court moss treatment and clean | Pool surround and paving ready for summer |
| October | Gutter clean before storm season; check downpipes | Gutter clean plus roof rinse to remove salt crust | Gutter clean, often a second visit in November | Gutter and roof clean before bushfire season deadline |
| November | Roof clean if moss or lichen is holding water | Pre-summer window clean | Second gutter visit after jacaranda and gum drop | Bushfire preparation: gutters, roof valleys, ember screens |
| December | Pre-holiday clean of entry, paths and glass | Rinse everything before guests arrive | Decks cleaned ahead of entertaining | Light driveway and path clean before the holidays |
Distance from the ocean and canopy cover decide which column applies. A home in Freshwater 400 metres from the sand and a home in Turramurra under 30 metre blue gums have almost nothing in common from a maintenance point of view.
Why do spring gutters matter more than anything else?
Spring gutter cleaning matters most because Sydney's heaviest rain arrives from November to March, often as storm cells that dump 30 to 50 mm in an hour. A gutter holding six months of leaves cannot move that water. It overflows under the eaves, into the wall cavity and onto the ceiling. The Bureau of Meteorology's climate statistics for Sydney at bom.gov.au show the summer peak clearly (accessed October 2026).
On the Upper North Shore the leaf load is so high that we routinely do two visits, one in October and a second in late November after the jacarandas and gums have finished. A single autumn clean leaves the gutters at their fullest exactly when the storms arrive.
In the inland Upper North Shore there is a second deadline. The NSW Rural Fire Service asks owners in bushfire-prone areas to clear gutters and roof valleys before the fire season, with guidance at rfs.nsw.gov.au (accessed October 2026). For St Ives, Glenorie, Kenthurst and the Hornsby bushland edge, October gutter cleaning is a safety job.

When should a Sydney house be washed, and how often?
A Sydney house should be washed between August and October, on a two to three year cycle for most suburbs and a 12 to 18 month cycle within 2 km of the ocean or under heavy tree cover. That timing catches mould and algae at their worst after the humid months and leaves the house clean for the spring selling season.
Pre-sale work happens when it happens. If you are listing in March, the house gets washed in March, and we adjust dwell times for the temperature rather than pressure.
Rendered homes cannot stretch the cycle. Mould that is a surface film on brick at 18 months has grown into the render by 36 months and takes two treatments to shift.
For Colorbond roofs, gutters and cladding, BlueScope's care guidance at colorbond.com recommends regular fresh-water washing in coastal areas, with the interval shortening the closer to the surf you are (accessed October 2026). Sheltered spots rain does not reach, such as the underside of gutters, are where we see the earliest corrosion on Northern Beaches homes.
How does the calendar change for coastal, leafy and Hills homes?
For coastal homes, everything involving salt moves to a shorter cycle and the enemy is corrosion and etching. For leafy North Shore homes the enemy is organic growth and a relentless leaf supply. For the Hills the enemy is scale, with bigger roofs, longer driveways, more sealed surface, dust, storm cells and bushfire season.
A few specifics by region.
Coastal (Manly to Palm Beach, Bondi to Maroubra). Glass balustrades etch if salt sits through a few months of sun, and etching is permanent. Rinse monthly, clean quarterly. Stainless fittings tea-stain within a year without rinsing. Stone coping needs re-sealing every 18 months to two years.
Leafy North Shore (Killara to Wahroonga, Castlecrag, Lane Cove). Gutters twice a year, minimum. Roof moss on southern pitches treated every two years before it lifts tile edges. Decks and paths under canopy cleaned every six months because they become slip hazards. Tennis courts on a 12 month moss cycle.
Inland Upper North Shore (Wahroonga to St Ives, Turramurra, Pymble). Driveways are long, often exposed aggregate or pavers, and a two-car driveway can be 150 square metres. Clean and re-seal on a three year cycle to protect a surface that costs tens of thousands to replace. Bushfire gutter deadline in October for homes on the bushland edge.
Across all three, the cheap, frequent jobs (rinsing, sweeping, blowing leaves) prevent the expensive, rare ones. Sydney Water's permanent water-wise rules apply to any rinse routine and are at sydneywater.com.au (accessed October 2026).
What to do next
If the gutters have not been done since autumn, start with gutter cleaning. If the house is due or you are listing soon, see house washing, and if the roof is holding moss on the southern side, house washing is next.
We run maintenance plans across the Northern Beaches and the Upper North Shore. Tell us your suburb and when each job was last done and we will set out a 12 month schedule with fixed prices.
