Gutter Cleaning on the North Shore Before Bushfire Season

When and how to clear gutters on bushfire-prone land in Ku-ring-gai and Hornsby, what RFS guidance says about embers, and what a proper clean costs.

Gutter Cleaning on the North Shore Before Bushfire Season

Gutters on the North Shore should be cleaned in August or September, before the statutory Bush Fire Danger Period begins on 1 October, and again after the autumn leaf drop. Dry eucalyptus leaves in a gutter are the easiest place for an ember to start a house fire, and the NSW Rural Fire Service (accessed October 2026) lists clearing gutters as one of the first preparation tasks for any home on bushfire-prone land.

We have cleaned gutters across Ku-ring-gai and Hornsby for 11 years, from Federation homes in Wahroonga to 1970s split-levels in Westleigh that back straight onto Berowra Valley. This article covers when to book, why it matters more here than in the Eastern Suburbs, how we do the work, and what you should expect to pay.

When should North Shore gutters be cleaned before bushfire season?

Book the pre-season clean for late August to mid September. That timing clears the winter build-up of bark and leaf, leaves a margin before the 1 October start of the Bush Fire Danger Period, and sits before the hot north-westerly days that usually begin in November. Leave it until December and you are competing with every other household for a booking.

Eucalypts shed bark and leaf year round, with a heavy drop in late summer, so a single annual clean is rarely enough. The schedule we recommend for most of our Upper North Shore clients:

Property type Recommended cleans per year Timing
Suburban block, few trees (Gordon, Lindfield near the highway) 1 to 2 September, optional April
Established garden with gums (Killara, Pymble, Turramurra) 2 September and April
Backing onto reserve or national park (St Ives Chase, Berowra, Mount Colah) 3 September, January, April
Under a mature Sydney blue gum canopy 3 to 4 Quarterly

If you are unsure whether your land is mapped as bushfire prone, the NSW Planning Portal (accessed October 2026) has the Bush Fire Prone Land map, and both Ku-ring-gai Council and Hornsby Shire Council (accessed October 2026) publish their own mapping. Around 40 percent of the residential lots we service in Ku-ring-gai sit inside a mapped buffer.

Why do leaf-filled gutters matter on bushfire-prone land?

Embers travel kilometres ahead of a fire front, and a gutter packed with dry leaf litter gives them fuel sitting directly against the timber fascia and the roof cavity. Most homes lost in Australian bushfires are not lost to the front itself but to ember attack, which is why RFS preparation guidance puts gutters, downpipes and roof valleys at the top of the list.

There are three failure points we check on every job. The first is the gutter itself, where compacted leaf holds moisture in winter and dries into tinder by November. The second is the roof valley, which on a tiled roof can hold a 100 mm deep drift of leaves that nobody sees from the ground. The third is behind the fascia, where leaf blown over a full gutter lodges against the rafters.

Clean gutters also matter on wet days. A blocked gutter in a Sydney summer storm overflows at the back and sends water into the eaves and down the wall cavity. We see rotted fascia boards and stained ceilings every autumn in Wahroonga and Pennant Hills that trace back to one blocked downpipe.

How do we clean gutters on a Ku-ring-gai or Hornsby home?

We clean by hand and vacuum, not by blowing debris across the roof. A standard single-storey home takes two technicians around 90 minutes; a two-storey home with valleys and a steep site takes two to three hours. Every job follows the same sequence.

  1. Site walk and photos (10 minutes). We photograph every gutter run from the ground and note access, power lines, skylights and fragile roofing such as old fibre cement.
  2. Roof access set-up (15 to 20 minutes). Ladders are tied off, and on roofs above 3 metres we work from harnesses clipped to temporary anchors, in line with the fall prevention requirements set out by SafeWork NSW (accessed October 2026).
  3. Hand scoop and bag (40 to 90 minutes). Compacted leaf and silt is scooped into bags rather than dumped on garden beds, which keeps the fuel load off the ground as well as off the roof.
  4. Valley and ridge clearance (15 minutes). Valleys are cleared to bare metal and loose debris around solar arrays is removed.
  5. Downpipe flush test (15 minutes). Each downpipe is run with a hose until clear water exits at the stormwater pit or rainwater tank. Slow drains are jetted.
  6. Final photos and report. You receive before and after photos of each run, plus notes on rust, sagging brackets, lifted tiles or guard damage.

We also check metal leaf guards. RFS construction guidance for bushfire-prone land calls for non-combustible gutter protection, and we regularly find plastic mesh on homes that were sold as "ember protected". If yours is plastic, we will tell you.

What does gutter cleaning cost on the North Shore?

We price every job on request after measuring the surfaces, and the figure is fixed in writing before we start; call 0494 810 609 for a quote. Most of our clients bundle it with a house wash or window clean on the same visit. The cost drivers are straightforward. Linear metres of gutter is the first; a large Killara home can have 120 metres of gutter plus 30 metres of valley. Height and pitch is the second, because a 30 degree tile roof needs harness work. Volume of debris is the third, and a gutter that has not been touched for five years is a different job from an annual maintenance clean. Access is the fourth, and the sloped bush blocks in Hornsby Heights or Mount Kuring-gai sometimes need a 10 metre ladder on the low side.

Cheap quotes of $120 to $150 generally mean a leaf blower from the roof, with debris left in your garden beds and nothing done to the downpipes. On bushfire-prone land that debris is now sitting against your house at ground level, which is not an improvement.

What gutter mistakes do we see every week?

The most common mistake is relying on a gutter guard that was installed over a dirty gutter. The leaf underneath never leaves, the mesh stops anyone cleaning it, and in two summers the whole run is a sealed compost bed. We remove and refit guards as part of the clean where needed.

The second is clearing gutters but ignoring the valleys and the gap behind solar panels. Panels installed with 100 mm standoff collect a mat of leaves that only a person on the roof can see.

The third is timing. Homeowners often book in October after the first hot day, when every contractor on the North Shore is already booked three weeks out. August is the quiet month and the right one.

The fourth is pressure washing gutters from the roof, which forces water under the tiles and into the sarking. Gutters are cleaned by hand, then flushed at mains pressure, nothing more.

What to do next

Walk your property line and look up. If you can see leaf above the gutter lip from the ground, the gutter is full. If your roof has valleys, solar panels or gums within 20 metres, assume it needs attention before 1 October.

Book a gutter cleaning visit for late winter, and consider pairing it with a house washing or window cleaning while the crew is already harnessed up. We cover every suburb from Roseville to Berowra, and you can read more about our work in the area on the Upper North Shore page.
